Wir tauschen unsere 47,5m² 2-Zimmer-Wohnung in Neukölln, Weserstr. nahe Hertzbergplatz (Erdgeschoss, Warm-Miete inkl. Strom, Gas, Heizung 430,- Euro) gegen eine größere Wohnung in Kreuzberg, Neukölln, Schöneberg, Tempelhof oder Treptow.

Wenn ihr Interesse an unserer Wohnung habt und selbst eine passende Mietwohnung zum Tausch anzubieten habt, dann schreibt uns eine Email und wir schicken euch Fotos und einen Grundriss von unserer Wohnung zu. Mehr Infos zu unserer Wohnung und zu dem was wir suchen findet ihr weiter unten.

Was wir suchen:

- (je nach Schnitt) eine Wohnung ab ca. 50 bis 80 Quadratmeter
- bei der Miete ist unsere absolute Obergrenze 850 Euro im Monat (Warmmiete inkl. Gas, Strom, Internet), wir würden aber natürlich gern etwas preiswerteres finden
- Lage in Kreuzberg, Neukölln (innerhalb des Rings, oder falls außerhalb - nicht zu weit weg vom Ring), Schöneberg, Tempelhof, Treptow oder schöneberg-nahem Charlottenburg.

Was wir bieten:

- Zwei-Zimmer-Wohnung mit 47,5m² im Vorderhaus Erdgeschoss, die gut für Singles oder Paare geeignet ist (das größere Zimmer ist ein Durchgangszimmer)

- wir zahlen inklusive allem (Warmmiete + Gas=Heizkosten + Strom) ca. 430,- Euro im Monat

- die Wohnung ist hell weil das Grundstück gegenüber nicht bebaut ist, auf der Weserstraße ist auf dieser Höhe nicht viel los, nachts ist es sehr still und am Tag auch ruhig

- die zwei Zimmer sind groß und machen den Großteil der Wohnung aus, beide Zimmer gehen nach vorne raus. Die Zimmer liegen nebeneinander und man muss durch das größere Zimmer gehen um ins kleinere zu gelangen

- die Decken sind sehr hoch, daher haben wir im großen Zimmer ein Hochbett von fast 8qm eingebaut, das ihr bei Interesse übernehmen könnt

- im kleinen Zimmer sind abgezogene Dielen, in dem großen Zimmer sind die Dielen in berlintypischen Rotbraun

- das Bad ist klein, aber neu gemacht und hat eine Dusche

- die Heizungsanlage über Gastherme ist auch komplett neu und programmierbar

- die Küche geht zum Hinterhof raus, vor dem Fenster blüht im Sommer ein gepflegter Garten

- Küchenregale und Arbeitsplatte gehören zur Wohnung, beides wurde neu eingebaut bevor wir eingezogen sind

- in der Küche gibt es eine kleine Speisekammer

- der Flur ist geräumig - es gibt Platz für Kleiderschrank, Schuhregal sowie zwei bis drei Fahrräder

- die Nachbarn sind nett und der Vermieter auch, die Gegend ist ruhig aber es gibt einige Bars und Restaurants, und das Haus verkehrsgünstig in der Nähe der Ringbahn, der U7 und verschiedener Buslinien gelegen

Wie weit die Miete bei uns im Fall eines Wohnungstauschs erhöht werden würde fragen wir an, wenn es konkret wird, sind aber sicher, dass der Preis nicht zu sehr nach oben gehen und fair bleiben wird

/ looking for: bigger flat in Kreuzberg, Neukölln, Schöneberg, Tempelhof or Treptow

what we are looking for:
we are a couple working from home all day long and living in this 47sqm two-room-flat since several years, and we need some more space :)
we are interested in anything starting from 50sqm up to 80sqm (or bigger, if affordable), we cannot pay more rent than 850 euros including everything (warm rent, gas, heating, electricity), but of course we’d like to find something cheaper.
we would like to find a flat in Kreuzberg, Neukölln (inside of ring, or - if outside of ring - not too far from ring), Schöneberg, Tempelhof or Treptow.

what we are offering:
a 47sqm two-room-flat in Neukölln close to Herzbergplatz, in the front house ground floor. maybe just the right thing for a single person that needs some space to work at home, since the flat is spacious and affordable. Or for a couple that is looking for a reasonably priced flat and isn’t spending all day at home. WGs won’t be accepted by our landlord, and don’t make so much sense here due to the fact that you have to pass through one room to enter the other one.

Both rooms are spacious, situated next to each other and facing the street-side. One room is a little smaller than the other one, the bigger room is connecting the smaller room with the corridor.

On the other side of the street there are no houses, so the flat is light, and the street and sidewalk outside are calm during the day and quiet at night. If there wasn’t the issue with space and the connecting room, we would even like to stay here, because the flat is cosy and inexpensive - right now we are paying 430 euros including everything (warm rent, gas = heating, electricity).

the ceilings are high, so we build a wooden 8sqm loft bed in the big room - we could leave it installed if you’re interested, or take it out as well. In the smaller room the floor is timber piling, in the big room as well but still with the berlin-typical old school brown varnish (that could easily be grinded down in case you prefer it to look like wood.)

The bathroom is small, with a shower, but was newly done before we moved in. The kitchen is facing the backyard, in summer there are flowers and a garden in front of the window. The kitchen has built-in shelves and a worktop that come with the flat, there’s also a small pantry to store stuff next to the kitchen. In the corridor there’s space for 2-3 bikes, a shoe rack, a wardrobe and more stuff.

Kitchen and bathroom are tiled, all rooms have heating that is fed by a Gastherme and programmable. The neighbors are nice and the landlord as well. We will ask him how much he’d raise the rent if someone new moves in, but it will be still fair and won’t be too much.
