100qm Altbauwohnung zur Untermiete ab Ende Dez/Anfang Jan

Hallo Zusammen,

Da ich meine Wohnung berufs- und fernbeziehungsbedingt derzeit kaum zu sehen bekomme, aber die Hoffnung habe, irgendwann wieder dauerhaft in Berlin zu sein, möchte ich die Wohnung ab Januar bzw. Ende Dezember untervermieten. Erst mal für mindestens ein Jahr - und auf Bitte meines Vermieters nicht als WG. Also an eine Einzelperson oder ein Paar jedweder Art.

Die Wohnung ist etwa 102qm groß, hat schön hohe Decken (da Altbau) und in der gesamten Fläche Laminatboden. Die Wohnung ist in ordentlichem Zustand, aber nicht saniert. Zwei Zimmer liegen zur Strasse, ein kleines Zimmer zum Innenhof. Außerdem gibt's ein recht großes Wohnzimmer, eine nette Küche und eine kleine Kammer für Krimskrams, einen Balkon zur Strasse und einen zum Innenhof und das alles in prima Lage (Danziger Strasse - direkt neben der Kulturbrauerei und nur wenige Minuten Fußweg von der U-Bahn-Station Eberswalder Str.).

Die Wohnung soll teilmöbliert untervermietet werden. Küche und Wohnzimmer bleiben so wie auf den Fotos vollständig erhalten. Kleiderschränke und Bücherregale bleiben ebenfalls in der Wohnung. Mein Bett nehme ich mit, aber fürs erste gibt es noch eine 140*200 Gäste-Matratze. Je nach dem würde ich nach Abstimmung mit dir/euch noch ein Bett besorgen.

Die Kaltmiete beträgt monatlich 950,- EUR. Wir können gerne auch eine Warmmiete vereinbaren, aber bei einer Mietdauer von mind. einem Jahr wäre es mir lieber, wenn der Untermieter direkt die Strom- und Gasrechnungen zahlt. Telefon u Internet könnten weiterhin von mir übernommen werden. Zahle dafür zurzeit 30,- EUR im Monat.

Hab das alles gerade recht schnell runter geschrieben und hoffentlich nix vergessen. Wenn mir noch was Wichtiges einfällt, werde ich das nachträglich hinzufügen.

Bin am kommenden WE (03+04.12) mal wieder zuhause und wer Lust hat, kann sich die Wohnung gerne anschauen. Einfach ne Mail schreiben und ich melde mich, sobald ich Zeit habe. Bin derzeit im Ausland und telefonisch nicht wirklich gut zu erreichen.

I didn't have time yesterday to post my ad simultaneously in german and english, so here's the english version:

I decided to rent my flat for at least the next twelve months, because an ongoing work related project keeps me from staying in Berlin most of the time. Unfortunately, my landlord doesn't want a shared flat in the house, so it's for singles or couples only.

The apartment is about 102qm in size, has beautiful high ceilings and laminate floor throughout the entire flat. The apartment is in ok condition, but not redeveloped. Two rooms are facing the street, a small room is facing the courtyard. There's also a large living room, a nice kitchen and a small chamber forthis and that, a balcony to the street and another one to the inner courtyard and everything in a great location (Danziger Strasse - next to the Kulturbrauerei and only a few minutes walk from the subway- Station Eberswalder Str.).

I'm planning to rent the apartment (only) partly furnished. The kitchen and the living room will stay as shown in the pictures. Wardrobes and bookshelves will also remain in the apartment. I'll take my bed with me, but as an interim solution there's still a size 140 * 200 guest mattress.

The monthly rent is 950, - EUR without electricity and gas. We can also arrange a rent including both, but for a rental period of at least one year I would prefer the sub-tenant to pay directly for the electricity and gas bills. Phone- and internet-connection could be taken over from me. I pay 30, - EUR per month.

Hopefully I didn't forget anything important. If something comes to mind, I will add it later.

I'll be in Berlin this weekend (03 + 04.12) and can show you around the flat. Just write a mail and I'll get back to you as soon as I have time. I am currently abroad and not really good to reach by phone.
