50m² - 14 months fixed time rental
Dear fellow humans,
I will return to the flat and hence I am looking for a
trustworthy being to mindfully enjoy the place for a good year.
I love to live here, it`s for professional reasons that I leave it.
Rent €1,195 - Next rent increase from December 1, 2024 to €1,225
all incl. (water/heating/eco-electricity^_^/WIFI)...calculated based on my current consumption. If the consumption deviates significantly from mine (+25% or more), I would like to pass this on.
Start of rental: around June 5th, 2024
End of rental: fixed August 31rd, 2025
Fixed rental period(!)
Only terminable for extraordinary reasons(!)
A signature means you will pay 14 months (and you`ll have the apartment for your use all by yourself).

Apartment is on the 3rd floor, elevator. Entrance with built-in wardrobe. Bedroom and a seperate living room with an open kitchen, pantry, and balcony. Kitchen is fully equipped, dishwasher and washing machine.
Underfloor heating throughout the apartment. Due to the new construction, there is good sound insulation and it is very quiet in the apartment. The neighborhood is also usually so quiet Orientation towards the east / southeast. Very bright all day through the floor-to-ceiling windows.
I would provide the larger furniture for the time, they are too massive to make dismantling worthwhile: double bed, 2 wardrobes, living room table (all made of solid wood, the table even FSC certified Berlin oak :). 140cm diagonal OLED TV from Philips with Ambilight and Apple TV. It`s movable, you could watch while cooking. Books and storage shelves in the hallway made of solid wood are built into the apartment, I make them all free and available. Large curtain in the living room, so that when guests are there, they can also have some privacy. 2 sofas (1 vintage in red and a leather 2-seater are still there, we could see if both stay). Big rug and art/decoration can be taken off.
There are cellar compartments (€15/month) and a caretaker's office on the corner of the building.
In case I find something cheaper and similarly nice in the time I am away you could maybe transition to unlimited rental. That`s still a
big maybe, though (we`re still in Berlin...^_^).
The pics and this text already show alot, so for a flat viewing to fix I would like to ask you to write a few sentences about yourself and how you will make sure you can pay on time.I will ask for written proof and ID before offering the contract.
Landlord agreed on the sublet but has their veto rights for the applicant.
As long as income is ensured, there is a high chance of acceptance.
No further subletting allowed.
I don`t plan any surprises with you and this is also what I am looking for.
Area
If you are mainly in East Berlin, the location is brilliant from my point of view, as there are 5 different large green areas/parks, all ofwhich can be reached within 10 minutes by bike, and the Spree/Müggelsee are also nearby for swimming in the summer. The Spree isa 5-6 min walk away, as is the S-Bahn station Schöneweide, from where you can reach the Ring Bahn in both directions and the main line „Stammstrecke“ or for trips into the countryside. The HTW has its campus on the other side of the river. Trains are constantly going, also because it's on the connection route between Berlin Hbf and BER airport. The bike path to Kreuzberg/Ostkreuz goes through the beautiful Plänterwald and Treptower Park.
There is great supply around, a mall with an organic store, Kaufland, bookstore, etc. An Edeka market, Decathlon, Spätis, great Indian food and Sushi and a nice ice cream parlor, all 5-6 min walk max.
