Die Wohnung besteht aus einer Wohnküche mit Balkon und einem Schlafzimmer von jeweils ca. 16m2, einem geräumigen Flur und einem Bad mit Badewanne. Sie wird vollständig möbliert und gut ausgestattet vermietet.
In der Wohnküche findet sich alles, was man zum kochen so braucht. Es gibt einen Esstisch, ein großes Eck-Schlafsofa und genug Platz, um Vorräte zu lagern. Von der Küche aus kommt man auch auf den kleinen Balkon, von dem aus man den Förderturm des Bergbaumuseums sehen kann. Im Schlafzimmer befindet sich ein 1,40m Bett, ein riesiger Kleiderschrank, ein Schreibtisch und ein Regal. Im Flur ist noch eine schöne Kommode, in der man auch noch vieles verstauen kann. Meine Sachen räume ich für die Zeit natürlich raus, so dass du genug Platz für deine Sachen hast. Das Bad ist recht klein, aber mit Badewanne ausgestattet.
Im Keller gibt es noch eine Waschküche mit Waschmaschine und der Möglichkeit, Wäsche zu trocknen. Im Hinterhof gibt es einen Schuppen, in dem Fahrräder abgestellt werden können. Die Parkplatzsituation ist nicht optimal, da im Wohngebiet natürlich viele Leute parken, es findet sich aber glaube ich meistens doch ein Parkplatz in der Nähe.

The apartment consists of a big kitchen with a balcony and one bedroom (each about 16m2). The bathroom is quite small but equipped with a bathtub. The whole apartment will be rented out completely furnished and well equipped.
In the kitchen you'll find everything you need for meal prep, plus a table and a big couch, that can be turned into a bed and enough storage space. From here you get to small balcony from where you can see the tower of Bergbaumuseum. The bedroom is equipped with a 1,40m bed (bedsheets included), a huge closet, a desk and a big bookshelf. In the hallway there is another dresser, in which you can put your stuff. I'm gonna clean out all my things, so you'll have enough space for yours.
The washing machine is in the basement and a place to dry laundry. Plus there is a shed bicycles can be stored. Parking is not great, but there are usually some parking spots available nearby.
Die Lage könnte besser nicht sein, weil man sehr schnell überall ist, die Wohnung aber trotzdem in einer ruhigen Seitenstraße liegt! Man ist in etwa 4 Minuten an der Haltestelle Bergbaumuseum (und von da aus in 2 Minuten am Hauptbahnhof und in 12 Minuten an der Uni) und in etwa 6 Minuten an der Haltestelle Bochum Präsident Bahnhof, zum Hauptbahnhof sind es gut 20 Minuten zu Fuß.
Einkaufsmöglichkeiten gibt es auch direkt um die Ecke, Penny und Edeka sind innerhalb von 5 Minuten zu erreichen. Ansonsten ist man auch in 10 Minuten in der Fußgängerzone, wo sich auch Drogeriemärkte, ein Rewe etc. findet. Wer gerne mal ein bisschen Zeit im Park verbringt, hat die Schmechtingswiesen direkt in der Nähe und ist auch schnell im Stadtpark.

The area is really great, because it is almost in the city center, but it's also in a quiet neigbourhood. It takes about 4 minutes to walk to the stop "Bergbaumuseum" and 6 minutes to "Präsident Bf", it takes about 3 minutes to get to the main station from each. You can also walk there, that's about 20 minutes.
Shops are at close proximity (Penny, Edeka) or a 10 minute walk away in the city center (dm, Rossmann, Rewe etc.). It's close to Stadtpark and Schmecthingswiesen, if you like to spend time in the park.
BITTE BEACHTEN: Die Wohnung wird nur an eine Einzelperson vermietet!
Das Haus ist relativ hellhörig, die anderen (überwiegend älteren) Bewohner*innen aber sehr leise, von daher bekommt man eigentlich wenig von den Nachbar*innen mit. Dem Vermieter (und mir auch) wäre es natürlich wichtig, dass hier für die Zeit jemand einzieht, der sich gut um die Wohnung kümmert und auch mit den Nachbar*innen gut auskommt, deshalb nur eine einzelne (bevorzugt weibliche) Person.
Die Miete setzt sich zusammen aus: 250€ Kaltmiete, 150€ Nebenkosten (Heizung, Wasser, Flurreinigung etc.) und jeweils 30€ für Internet und Strom. Also insgesamt 460€.
Die Übernahme der Wohnung könnte auch zum 15.3. erfolgen und ist vermutlich auch bis Mitte/Ende September frei, falls Interesse an einer Verlängerung besteht.
Besichtigungen würde ich gerne erstmal online machen, falls dir die Wohnung dann gefällt, kannst du aber gerne auch mal persönlich vorbeikommen. Der Vermieter würde die Person, die hier einzieht, gerne vorher kennenlernen, ich habe aber die Details wie das ablaufen wird, noch nicht mit ihm besprochen.

PLEASE NOTE: The apartment can only be rented by one person!
The house is not very sound proof, but the (mostly older) neighbors are quiet, so you won't hear much of them. The landlord (and myself as well) wants the person moving in here to take good care of the apartment and to get along with the neighbors, so the apartment is only meant for one (preferably female) person.
Rent is 460€ in total.
The apartment could be rented a bit later and is possibly available until mid September, if you are interested in renting it for a longer period of time.
