Die gut aufgeteilte 4 Zimmer Wohnung mit Südbalkon ist voll möbliert und eignet sich am besten für ein Paar mit/ohne Kind. Die Wohnung kann jedoch auch als eine WG für 2 Personen genutzt werden. Die Wohnung befindet sich im 1. OG eines 3-stöckigen Wohnhauses mit 6 Parteien. Aufzug ist nicht vorhanden.
Die Wohnung wurde im März 2017 kernsaniert. In allen Zimmern wurden die Heizrohre, Heizkörper, Laminat, Tapeten, Steckdosen und Lichtschalter erneuert. Die Heizrohre wurden zusätzlich mit Sockelleisten verkleidet. Alle Türen wurden abgeschliffen und lasiert. Die Eingangstür wurde durch eine hochmoderne Sicherheitstür ersetzt.
Alle Zimmer der Wohnung haben eine direkte Fluranbindung. Das Schlafzimmer, die Küche und das Bad haben Fenster zur Nordseite. Das Wohnzimmer und das Gäste-/Kinderzimmer haben Fenster zur Südseite. Das Arbeitszimmer hat Fenster zur Westseite.
Nachts ist die Wohnung absolut still, da das Haus sich im Herzen des ruhigen Wohngebietes St.-Magnus befindet. Ideal für empfindliche Schläfer.

Neues, modernes und hochwertig ausgestattetes Badezimmer mit einer Duschwanne, die sowohl für ein angenehmes Duscherlebnis als auch für entspanntes Baden viel Platz und Komfort bietet.
Die hochwertige Einbauküche bietet mit einer Arbeitsplatte von 3,7m Länge und vielen Schränken großzügig Platz zum Kochen und Verstauen. Im Kellergeschoss des Hauses befindet sich ein kleiner Arbeitskeller, der genutzt werden kann. Eigene, zur Wohnung gehörende Waschmaschine und Trockner stehen im Gemeinschaftskeller. Im Dachgeschoss befinden sich zusätzlich Möglichkeiten, Wäsche aufzuhängen. Ein Gemeinschafts-Fahrradkeller ist vorhanden.
Bettwäsche und Handtücher sind in der Wohnung vorhanden.

Description of the apartment:

The 4 room apartment has a very good distribution of rooms. It has a balcony to the South. The apartment is fully furnished. It is most suitable for a couple with/without a child. However, it can also be used as a shared apartment for 2 flatmates. The apartment is in the 2nd floor of an apartment house with 3 floors and 6 apartments. There is no elevator.
The apartment underwent a complete renovation in March 2017. Heating pipes, radiators, laminated floor, wallpaper, sockets and light switches were renewed. The heating pipes were additionally covered with skirting boards. All doors were polished and glazed. A new entrance door with state-of-the-art safety features was installed.
All rooms are directly connected to the hallway of the apartment. The bedroom, the kitchen and the bathroom have windows to the North. The living room and the guest/child’s room have windows to the South. The work/study room has windows to the West.
The apartment is absolutely calm at night as the house is located in the heart of the calm residential area St.-Magnus.

New, modern and high standard bathroom with a shower tub which can be used both for taking a bath and a shower.
The high standard kitchen has a cooking/work surface with a total length of 3.7m and many cupboards, so that it offers a lot of space for cooking and storage.
