Ich vermiete meine schöne 2-Zimmer-Wohung unter, da ich beruflich bis Ende Oktober 2024 nicht in Frankfurt sein werde. Die Wohnung ist insgesamt 54 m2 groß. Sie hat ein Schlafzimmer, ein Wohnzimmer, eine kleine Küche, ein Bad sowie einen Balkon. Es gibt außerdem eine Waschküche im Keller, in der auch die Waschmaschine steht. Ich suche eine Person (möglich wäre auch ein Paar), die gut mit der Wohnung in den Dingen in der Wohnung umgeht. Die Untervermietung wird mit dem Vermieter abgestimmt. Ideal wären ein Einkommens- sowie ein Schufanachweis.
I sublet my beautiful 2 bedroom apartment, because I will be away from Frankfurt for work until the end of October 2024. The apartment is 54 m2 in total. It has a bedroom, a living room, a small kitchen, a bathroom and a balcony. There is also a laundry room in the basement, where the washing machine is also located. I am looking for someone who will treat the apartement and my things with care. It could be one person or a couple. Subletting will be coordinated with the landlord. Ideal would be a proof of income as well as a "Schufanachweis".
Die Wohnung liegt wenige Gehminuten von der Haltestelle „Markuskrankenhaus“ (Tram und Bus), sowie 5-8 Gehminuten von der U-Bahn-Haltestelle „Ginnheim“ entfernt. Ebenfalls nur wenige Gehminuten entfernt befindet sich der Niddapark. Die Parkmöglichkeiten sind für Frankfurt vergleichsweise gut. In ca. 10 Gehminuten Entfernung gibt es einen REWE, einen Netto, außerdem kleinere Geschäfte, Apotheke etc.
The apartment is located a few minutes walk from the tram/ bus stop "Markuskrankenhaus" stop ('Tram' and 'Bus'), and 5-8 minutes walk from "Ginnheim" subway stop. Niddapark is just a few minutes' walk away. The parking facilities are comparatively good for Frankfurt. In about 10 minutes walking distance there is a REWE, a Netto, smaller stores, pharmacy, etc.

747, 17 EUR (Grundmiete + Nebenkosten inkl. Heizung und Warmwasser)
+ 38 EUR Strom
+ 40 EUR Internet
Als Kaution hätte ich gerne 1.689 EUR (das ist die 3fache Kaltmiete). Solltest du kürzer als 5 Monate einziehen, könnten wir die Kautionssumme anpassen.
Die Nebenkosten wurden gerade heruntergesetzt. Solltest du einen hohen Verbrauch haben oder als Paar einziehen, könnte es sein, dass sie etwas steigen. An sich ist die Wohnung aber in einem guten Zustand und gut isoliert, sodass es im Winter nicht allzu kalt und im Sommer nicht allzu warm wird.
Ideal wäre für mich eine Person, die die Wohnung den gesamten Zeitraum (also von Ende 2023 bis November 2024) mietet, möglich wäre aber auch eine kürzere Dauer. Die genaue Mietdauer kann flexibel vereinbart werden.

As a deposit I would like to have 1.689 EUR (that is 3 times the basic rent). If you move in for less than 5 months, we could adjust the deposit amount.
The service charges have just been lowered. If you have a high consumption or move in as a couple, they might go up. In itself, however, the apartment is in good condition and well insulated, so it's not too cold in the winter and not too hot in the summer.
Ideal for me would be a person who rents the apartment the entire period (so from end of 2023 to November 2024), but possible would be a shorter duration. The exact rental period can be agreed with flexibility.
