Beautiful and sunny apartment with wooden floor and balcony - most of the time (!) for you alone

IMPORTANT, please indicate that you understood the following: This offer is for most of (!) my beautiful apartment with balcony (minus the smallest room of 13 sqm), which you would for most of (!) the time have all by yourself, as I (35, Frankfurt-born and raised professional of international cooperation) will rarely (probably 1/4 max) be at home. Therefore, this is not a typical flatshare.

For couples or groups, as some of you are asking: Please note that the landlord doesn't want us to permanently be more people in there. So this offer is for one person only.

You would get the bigger and more beautiful of the two private rooms by yourself (20 sqm separee, see pics, but empty then). The common spaces come partly furnished already, details happily to be discussed.

The apartment is in a well kept house with an elevator and friendly, quiet and decent neighbors (seniors directly adjacent, plus several families in the house), with which there were never any problems (and I'd like to keep it that way ;) ). It is sunny, with a balcony and really nice wooden floor tiles. It has a refurbished bathroom with a bathtub; and a kitchen with most appliances etc. present. Also, there is some storage space in the basement and attic.

All pictures you see here are from previous setups of the flat - which is currently more empty again - but they should give you an idea of what's possible. My apologies for not having bathroom and kitchen photos btw, as I am currently abroad and therefore cannot just take and post them here.
