Hallo zusammen, hallo Wohnungssuchende,
da ich beruflich nach Berlin muss, vermiete ich ab Mitte September 2021 meine lichtdurchflutete, große, schöne, sanierte Altbauwohnung mit über 3,20 Meter hohen Decken im wundervollen Nordend-Ost.
Die Wohnung hat insgesamt etwas über 71 qm, hat 2 Balkone und liegt super zentral im schönen und urbanen Nordend.
Es gibt eine große (Wohn-)Küche und ein großes Bad.
Die Wohnung hat braunes (Nussbaum-) Laminat bzw. ist in Küche und Badezimmer weiss gefliest und ist (teil-)möbliert.
Im Schlafzimmer steht ein großer Kleiderschrank, ein gemütliches Boxspringbett (140x200 cm), eine Schlafcouch, ein Schreibtisch und ein kleiner Sessel. Das Wohnzimmer mit eigenem Balkon hat neben einem Fernseher und Regal, eine (Schlaf-)Couch, Couchtisch, Schreibtisch und einen weiteren Schrank.
Das weiss gekachelte Bad hat eine separate Dusche und eine Badewanne sowie zwei Waschbecken. Im Badezimmer steht der Waschtrockner.
Durch die große Wohnküche (ca. 16 qm) gelangt man auf den größeren Küchenbalkon (Morgens- und Mittagssonne). Die Küche hat eine Küchenzeile mit Induktionskochfeld, einen geräumigen Kühlschrank und eine Spülmaschine. An den großen Tisch mit bequemen Stühlen passen einige Gäste für gemütliche Abende.

I am renting out my beautiful, bright, large apartment in the wonderful Nordend-Ost since I have to go to Berlin for work from mid-September 2021.
The apartment has a total of around 71 square meters, has 2 balconies and is centrally located in the beautiful and urban Nordend. There are two rooms, a large (living) kitchen and a large bathroom.
The apartment has brown (walnut) laminate or white floortile in the kitchen and bathroom and it is (partially) furnished.
The bedroom has a large wardrobe, a comfortable boxspring bed (140x200 cm), a sofa bed, a desk and a small armchair. The living room with a balcony has a TV, shelves, a (bed) couch, coffee table, desk and another closet.
The bathroom has a separate shower and bathtub as well as two sinks. The washer-dryer is in the bathroom too.
The kitchen with the larger balcony (morning and midday sun) has a kitchenette with an induction hob, a spacious refrigerator and a dishwasher. Guests/friends can easily sit at the large table with comfortable chairs for cozy evenings.
Die Wohnung liegt vis-à-vis zum Matthias-Beltz-Platz, nördlich des Friedberger Platzes im Nordend-Ost.
In der Nähe gibt es viele großartige Restaurants, Bars und Kneipen, die Berger Straße und der Oederweg sind um die Ecken. Der Bethmannpark, Holzhausenpark und Günthersburgpark sind nur ein paar Fußminuten entfernt.
Vor der Tür fahren von der Haltestelle "Rohrbachstraße/Friedberger Landstraße" die Tram 12 und 18 sowie der Bus 30 und n4. Die Innenstadt (Konstablerwache) ist in 5 Min. mit der Bahn und in ca. 12 Min. zu Fuß zu erreichen.
Einkaufsmöglichkeiten (3xREWE, Aldi, Lidl, Penny, NETTO, Denns BioMarkt und weitere Bioläden) befinden sich ebenso in nächster Umgebung wie Wäschereien, Frisöre, Apotheken, eine 24/7-Tankstelle usw. usw.
Ansonsten ist Frankfurt mit dem Fahrrad ein Dorf...

The apartment is opposite of Matthias-Beltz-Platz, north of Friedberger Platz in Nordend-Ost.
There are many great restaurants, bars and pubs nearby, and Berger Straße as well as Oederweg are around the corner. Parks like Bethmannpark, Holzhausenpark and Günthersburgpark are only a few minutes' walk away.
In front of the door, trams 12 and 18 as well as buses 30 and n4 go from the stop "Rohrbachstraße / Friedberger Landstraße". The city center (Konstablerwache) can be reached in 5 minutes by train/bike or in approx. 12 minutes by foot.
Supermarkets, shops (3xREWE, Aldi, Lidl, Penny, NETTO, Denns BioMarkt and other organic shops) are also close by like convenience stores, laundries, hairdressers, pharmacies, a 24/7 gas station, etc. etc.
Aufgrund eines Jobwechsels muss ich nach Berlin und möchte die Wohnung nicht aufgeben.
Das Einzugsdatum ist flexibel spätestens jedoch der 15.09.2021. Ich wollte die Wohnung erstmal für 6 bis 9 Monate zeitlich begrenzt vermieten, evtl. kann sie aber auch langfristig übernommen werden.
- Für die Möbel dachte ich an eine Miete in Höhe von 100,00 EUR/Monat.
- Die Nebenkosten liegen aktuell bei 128,00 EUR (Strom, Gas, Internet, anteilig Hausgeld und 17,50 Euro Rundfunkbeitrag).
Für Rückfragen und eine Besichtigung stehe ich sehr gerne zur Verfügung.

Due to a job change, I have to go to Berlin and don't want to give up my apartment.
The move-in date is flexible but no later than 15th of September 2021.
I initially wanted to rent the apartment for a limited period of 6 to 9 months, but it may also be possible to take over it on a long-term basis.
- For the furniture there is a leasing fee of EUR 100.00 per month.
- The ancillary costs are currently 128.00 EUR (electricity, gas, internet, garbage collection and 17.50 EUR radio/TV license fee, a crazy German idea).
