Die Wohnung ist in einem gut erhaltenen Altbau, hat 2 große (ca. 20m²) und ein Kleines Zimmer (ca. 10m²). Außerdem eine Küche mit Platz für eine kleine Sitzecke und ein Bad mit Badewanne und auch außreichend Platz für Waschmaschine & Trockner. Die Einbauküche müsste abgelöst werden (500€ VHB), beinhaltet aber Herd, Ofen, Kühlschrank, große Kühltrue und Spülmaschine. Alle Zimmer gehen vom Flur ab, was die Wohnung auch WG-geeignet macht. In allen Zimmern/Flur ist Laminatboden, Küche und Bad sind gefliest. In den drei Zimmern sind altbautypische Stuckverzierungen an den Decken, welche in der ganzen Wohnung ca. 3,50m Höhe haben. Ein großer Kellerraum gehört ebenfalls zur Wohnung, Fahrräder können im Innenhof abgestellt werden.

Die Wohnung ist ruhig gelegen und trotzdem sehr zentral.
Stadtpark 2 Gehminuten, Supermarkt, Apotheke, Bäcker, Kiosk, Ärzte etc. sowie die U-Bahnhaltestelle Jakobinenstraße auch jeweils in 2 Minuten zu Fuß zu erreichen. Zum Hauptbahnhof sowie in die Fußgängerzone sind es zu Fuß ca. 15 Minuten. Die Parksituation ist relativ entspannt.
