Die Wohnung ist sehr großzügig und hell, sie hat hohe Decken und verfügt über eine süße kleine Mini-Küche mit Essplatz in einem separaten kleinem Zimmer mit eigenem Fenster sowie ein Duschbad. Sie liegt superzentral in der Fußgängerzone mit sämtlicher Infrastruktur.
Fahrradkeller sowie Waschmaschinen und Trockner zur Mitnutzung sind vorhanden. Der Uni-Campus (ZHG) ist fußläufig in 10 Minuten zu erreichen.

Das Gebäude unterliegt dem Denkmalschutz, daher gibt es keinen Energieausweis. Es hat aber sehr gute energetische Kennwerte, was ein abgelaufener Ausweis belegt und zudem über einen langfristigen und sehr günstigen Gasliefervertrag.

Eine Bushaltestellte befindet sich vor der Tür, in 5-10 Minuten sind Bahnhof und ZHG der Uni zu Fuß, die Autobahn mit dem PKW zu erreichen. Die Fußgängerzonenlage ermöglicht alle Einkäufe zu Fuß.
Insgesamt ist jedes städtische Ziel nebst Naherholungsgebiete wie Kiessee oder Schillerwesen und Stadtwald in wenigen Minuten zu Fuß bzw. mit dem Fahrrad zu erreichen. Ein Lebensmittelmarkt befindet sich sogar im Haus.
