Schöne Wohnung in der Südstadt zur Zwischenmiete (als WG, Paar oder alleine)

Hey :)

Mein Freund und ich wohnen zusammen in einer sehr schönen Altbauwohnung in der Südstadt von Göttingen und werden beide im kommenden Semester ins Ausland gehen, weshalb wir unsere Wohnung untervermieten möchten.
Als Zeitraum passt es uns am besten vom 01.09.23 – 15.01.24. Falls der Zeitraum, in dem ihr die Wohnung braucht, etwas abweicht, schreibt uns gerne trotzdem. Da findet sich sicherlich eine Lösung.

Die Wohnung liegt unmittelbar hinter dem neuen Rathaus. Bis zum nächsten Supermarkt sind es 600m, bis in die Innenstadt braucht ihr 5 Minuten zu Fuß und mit dem Fahrrad sind es 10 Minuten bis zum Z-Campus.
Die Wohnung hat 70 qm und drei Zimmer, inklusive eines Wohnzimmers, das mit einem Esstisch, einer Couch und einem Fernseher ausgestattet ist. Die Küche hat eine Spülmaschine und ist mit allen möglichen Haushaltsgeräten ausgestattet. Außerdem hat die Wohnung noch einen kleinen Balkon und eine Waschmaschine ist auch vorhanden.
Da wird als Paar in der Wohnung leben, haben wir nur ein Schlafzimmer mit einem Bett und einem Schreibtisch. Falls ihr als WG einziehen möchtet, können wir das Ankleidezimmer/Büro als weiteres Schlafzimmer umfunktionieren. Eine weitere Matratze + ein Lattenrost haben wir. Auch in diesem Zimmer befindet sich ein Schreibtisch. Natürlich könnt ihr die Wohnung auch alleine oder als Paar mieten.

Kosten (insgesamt für die Wohnung pro Monat):
725 € Kaltmiete
962 € Warmmiete (inkl. WLAN, Strom, Gas, einmalig Rundfunk)
Da die Wohnung vollständig mit unseren Möbeln eingerichtet ist, würden wir eine Kaution von euch nehmen, die wir euch direkt nach Auszug wiedergeben.

My boyfriend and I live together in a very beautiful old apartment in the Südstadt area of Göttingen, and both of us will be going abroad for the upcoming semester, which is why we would like to sublet our apartment.
The most suitable period for us is from September 1, 2023, to January 15, 2024. If the timeframe you need the apartment differs slightly, feel free to contact us anyway. We'll surely find a solution.

The apartment is located directly behind the new town hall. The nearest supermarket is 600m away, and it takes 5 minutes on foot to reach the city center, while the Z-Campus is 10 minutes away by bicycle.
The apartment measures 70 sqm and has three rooms, including a living room furnished with a dining table, a couch, and a television. The kitchen has a dishwasher and is equipped with all sorts of household appliances. Additionally, the apartment has a small balcony, and a washing machine is also available.

Since we live as a couple in the apartment, we have only one bedroom with a bed and a desk. If you would like to move in as a flatshare, we can convert the dressing room/office into an additional bedroom. We have an extra mattress and a bed base for this purpose, and there's also a desk in that room. Of course, you can rent the apartment either alone or as a couple.

Costs (total for the apartment per month):
€725 cold rent
€962 warm rent (including WiFi, electricity, gas, one-time broadcasting fee)

As the apartment is fully furnished with our furniture, we would require a security deposit from you, which we will refund directly after moving out.
