da wir für unser letztes Studienjahr unsere wunderschöne Altbauwohnung in Kleefeld verlassen werden suchen wir eine nette Untermieterin oder einen netten Untermieter. Die Wohnung ist ebenfalls sehr gut für ein Pärchen geeignet.
Die Wohnung ist eine großzügig geschnittene drei Zimmerwohnung direkt neben der Eilenriede. Wir würden sie dir (größtenteils) möbliert überlassen. Insgesamt stehen dir ca. 60m2, zusammengesetzt aus zwei Schlafzimmern und einem großen Wohnzimmer zur Verfügung. Die Küche hat zusätzlich eine kleine Vorratskammer. Die Wohnung befindet sich im 3. Obergeschoss so dass du nur den Dachboden über dir hast, dementsprechende leise ist es auch in der Wohnung. Der Dachboden bietet genügend Platz deine Wäsche zu trocknen.
Ein großer Innenhof steht allen Mieter*innen zur gemeinschaftlichen Nutzung zur Verfügung.

we are leaving our beautiful old apartment in Kleefeld for our last year of studies, we are looking for a lovely new subtenant. The spacious 3 room apartment is located right next to the Eilenriede, so is also very suitable for a couple.
We would leave it to you (mostly) furnished. In total, there are about 60m2, comprised of two bedrooms and a large living room. The kitchen also has a small pantry. The apartment is located on the 3rd floor, with only the attic above. This leads to the aparment being very quiet. Additionally, the attic offers space to dry your laundry.
A large courtyard is available to all tenants for common use.
Die Wohnung ist perfekt gelegen für Studierende und Pendler*innen. Die Linien 4 und 5 bringen dich direkt von der Haltestelle Kantplatz in die Innenstadt oder zur Leibnitz Universität. Mit der S-Bahn bist du sogar innerhalb von 5 Minuten am Hauptbahnhof. Die MHH ist mit dem Fahrrad nur knapp 10 Minuten entfernt, vor dem Haus stehen Fahrradabstellplätze zur Verfügung. Die Auffahrt zu dem Messeschnellweg ist ebenfalls nur wenige Minuten mit dem Auto entfernt, dank der Eilenriede aber nicht zu hören.
Supermärkte, Apotheken, Bäckereien und Gesundheitseinrichtungen sind in direkter Nähe zu finden.

The apartment is perfectly located for students and commuters. Lines 4 and 5 take you directly from the Kantplatz stop to the city center or to Leibnitz University. It takes only 5 minutes to get to the cetral station with the S-Bahn. The MHH is just 10 minutes away by bike, and bicycle parking is available in front of the building. The slip road to the Messeschnellweg is also only a few minutes away by car, but thanks to the Eilenriede cannot be heard.
Supermarkets, pharmacies, bakeries and health facilities can be found in the immediate vicinity.
Die Wohnung wird zum 15.11.2023 frei du kannst dort dann bis ca. zum 14.09.2024 (also etwa 10 Monate) wohnen. Wir haben einige Pflanzen die gerne in der Wohnung bleiben würden, also teile uns doch bitte in deiner Nachricht mit, ob du einen grünen Daumen hast. Dann können wir auch sehen, dass du bis hierhin gelesen hast.
Wir vermieten die Wohnung nur an jemanden der den gesamten Zeitraum zur Untermiete wohnen möchte, daher bitten wir von Anfragen bezüglich eines kürzeren Zeitraums abzusehen. Zu der angegebenen Kaltmiete kommen noch die Heizkosten (Warmwasser, Gasheizung) hinzu (ca. 200 Euro, abhängig vom Verbrauch). Zudem sind leider keine Haustiere in der Wohnung erlaubt und wir würden uns ebenfalls sehr darüber freuen wenn du nicht rauchst.

We are only renting the apartment to someone who would like to sublet for the entire period, so please refrain from inquiries regarding a shorter period. Heating costs (hot water, gas heating) are added to the stated cold rent (approx. 200 euros, depending on consumption). Pets are not allowed in the apartment and we would also appreciate it if you do not smoke.
