Die Wohnung besteht aus zwei Zimmern mit Dielenboden, Küche, Bad und Flur. Beide Zimmer gehen vom Flur ab, so dass die Wohnung auch WG-geeignet ist. Ein Zimmer geht nach hinten hinaus (südost), das andere nach vorne mit Blick auf den Südfriedhof (nordwest).
Von der Küche ist der große Südostbalkon begehbar, mit Sonne von morgens bis nachmittags. Die Küche verfügt über eine Küchenzeile mit Spüle und Ceran-Herdplatte. In der Küche kann eine Waschmaschine angeschlossen werden. Das Bad verfügt über Dusche, Klo und Waschbecken.
Es gibt einen Kellerraum, Fahrräder können auf dem Hof abgestellt werden.
Die Wohnung ist zentral gelegen im bunten Stadtteil Südfriedhof, in 15 Minuten kann man den Bahnhof und den Sophienhof zu Fuß erreichen, in 5 Minuten per Bus. Sky und Lidl sind innerhalb von 5 Minuten zu Fuß erreichbar. Es gibt eine direkte Busverbindung zur Universität, per Bus oder Fahrrad in 15 Minuten erreichbar. Die Moorteichwiese ist quasi gleich um die Ecke, die Hörn auch nicht weit.
Im Stadtteil Südfriedhof gibt es viele kleine Kneipen, Dönerbuden, Kioske etc.
Im nahen Winterbecker Weg sind in der Regel auch abends Prarkmöglichkeiten vorhanden.
