Helle ruhige Dachgeschosswohnung in Domnähe

Ich vermiete meine wunderschöne Dachgeschosswohnung für weitere drei Monate. Da ich selbst gerade auf Reisen bin, kann ich nur einen Gesprächstermin anbieten, aber keine Besichtigung in der Wohnung. Die Wohnung ist sehr hell und hat Schrägen im Wohn- und Schlafzimmer. In meinem Mietvertrag stehen als Größe 46 Quadratmeter, sie wirkt auf jeden Fall größer. Küche- und Wohnzimmer/zugleich mein Arbeitszimmer ist ein offener schöner Raum, der in einer gemütlichen Chillecke mit ganz vielen Kissen und Pflanzen mündet. Es gibt zwei Bäder – eins mit der Toilette und eins mit einer Dusche. Die Lage ist optimal, wenn man gerne zentral wohnt, aber trotzdem Wert auf Ruhe legt. Von dem Lärm vom Ring bekommt man hier nicht viel mit. Die Nachbarn sind leise, das Schlafzimmer ist zum Innenhof gelegen.
Die Küche ist gut ausgestattet mit Herd und Backofen, Wasserkocher und diversen Koch- und Backutensilien, weil ich selbst gerne koche. Eine Waschmaschine befindet sich auch in der Küche.

Zur Aufschlüsselung der Kosten:
Die Nebenkosten setzen sich zusammen aus: Warmwasser/Betriebskosten, Strom und Gas.
In den Sonstigen Kosten sind Internet- und Rundfunkgebühren enthalten.
Die Gesamtmiete pro Monat beträgt 750 Euro. Die Kaution müsstest du mir vor dem Antritt der Miete überweisen.

I am renting out my beautiful attic apartment for three months (15.07.–15.10.24). As I am currently already subletting the apartment and am travellong abroad I cannot offer you an appointment where you can actually see the apartment but of course we can talk about the conditions and wcerything and I could provide a video from the apartment if needed. The apartment is very bright and has sloping ceilings in the living room and bedroom. My rental contract states 46 square meters in size but it seems larger. The kitchen and living room/study is one nice open room. There is a bathroom with a toilet and washbasin and a separate one with a shower and another washbasin. The location is ideal if you like to live centrally but still value a peaceful and quite place. You don't hear much of the noise from the main road here. The neighbors are quiet and the bedroom faces the inner courtyard.
The kitchen is well equipped with a stove, oven, cooking and baking utilities because I like to cook myself. There is also a washing machine in the kitchen that you can use.

Cost Overview:
The additional costs/Nebenkosten consist of: Hot water/utility costs, electricity and gas.
Other costs/Sonstige Kosten: Internet and broadcasting fees.
Summing up the total amount of rent is 750 Euro that you would pay per month for the apartment and 500 Euro deposit ahead of the time you move in.
