Meine kleine, aber feine Wohnung zeichnet sich durch eine herrliche Südlage aus. Es handelt sich um eine sanierte Wohnung in einem Altbau. Mit modernem Bad, Einbauküche und Parkettboden. Die Wohnung befindet sich im 3. Stock eines Mehrfamilienhauses, dadurch ist die Wohnung lichtdurchflutet mit Blick auf den Himmel und das Viertel vom möbilierten Südbalkon aus. Die Küche ist mit Ofen ausgestattet. Außerdem gibt es in der Wohnung ein Tageslichtbad mit Dusche & Abstellraum. Das zweite Zimmer unserer Wohnung nutzten wir als Spielzimmer und Schlafzimmer. Außerdem gibt es in der Wohnung einen großzügigen Flurbereich.
Es gibt auch einen Keller, in dem Fahrräder untergebracht werden können.

Die Wohnung befindet sich im Südwesten Leipzigs, im wunderschönen Schleußig (angrenzend an Plagwitz, Kleinzschocher, Südvorstadt). Der Volksgarten sowie der Park "Nonne" (mit Anschluss an den bekannten Clara-Zetkin-Park) sind fußläufig in 10 Minuten zu erreichen. Schleußig ist ein familiären, ruhiges Viertel mit ein paar ausgewählten Restaurants und einer Bäckerei gegenüber des Wohnhauses. Allerdings liegt unsere Wohnung direkt an der Könneritzstraße, die durch den Straßenbahnverkehr (Haltestelle Rödelstraße ist 100m entfernt) zwar gut angeschlossen ist (Linie 1/2 Richtung Innenstadt), aber auch einen gewissen Lärmpegel vorweist.
In 10 Minuten erreicht man fußläufig einen Netto sowie ein Konsum-Geschäft und einen Bioladen. Im Herbst sollte im Haus auch bereits ein Unverpackt-Bioladen eröffnet haben. Es gibt zahlreiche Spielplätze in der Nähe.
The apartment is located in the southwest of Leipzig, in beautiful Schleußig (adjacent to Plagwitz, Kleinzschocher, Südvorstadt). The Volksgarten and the park "Nonne" (with connection to the famous Clara Zetkin Park) are within walking distance in 10 minutes. Schleußig is a family-friendly, quiet neighborhood with a few selected restaurants in the vicinity and a bakery just opposite. However, our apartment is located directly on the Könneritzstraße, which is well connected by the tram traffic (stop Rödelstraße is 100m away) (line 1/2 direction downtown), but also has a certain noise level.
In 10 minutes you can reach within walking distance a Netto as well as a Konsum-supermarket and a organic food store. In autumn, an unpacked organic food store should have already opened in the house. There are numerous playgrounds nearby.
Ich suche nach 1-2 Personen, oder eine Kleinfamilie, die meine Wohnung mieten möchte. Ich lege wert auf Sauberkeit und Zuverlässigkeit. Das Auszugsdatum ist verhandelbar (sowohl früher als auch später möglich). Beim Preis bin ich auch für Verhandlungen offen, den mir ist es wichtig, dass die Wohnung vermietet wird. Haustiere sind auf Anfrage möglich (jedoch keine Hunde). Rauchen ist in der Wohnung nicht erlaubt, ist aber auf dem Balkon möglich.

You could move out either sooner than Nov. 1st or probably also later. I am open to negotiating the price of the apartment with you. Pets are allowed upon request (however dogs will not be permitted). Smoking is not allowed within the apartment, but you can feel free to smoke on the balcony.
