Die Wohnung ist 34m² aufgeteilt auf zwei Zimmer (Wohnzimmer + Schlafzimmer s. Bilder), Badezimmer, Flur und Küche.
Sie befindet sich im obersten Stockwerk des Hauses und hat keine direkten Nachbarn. (Daneben befinden sich nutzbare Dachböden). Die Wohnung wurde vor meinem Einzug (Oktober 2021) renoviert und hat neue Fußböden und Tapeten bekommen. Die Küche ist neu von mir eingebaut worden und verfügt außerdem über Waschmaschine und großen Kühlschrank mit Gefrierfächern.
Da ich für mein Studium für ein Jahr ins Ausland gehen, möchte ich in der Zeit meine Wohnung (teil-)möbliert untervermieten. Geeignet ist sie besonders für Student:innen / Mitarbeiter:innen des Uniklinikums aufgrund der nahen Lage. Ich selber studiere Medizin an der OVGU und genieße die kurzen Wege zum Klinik-Campus zu Fuß. Aufgrund der Befristung auf ein Jahr eignet sich die Wohnung für Menschen, die selbst auch ein Auslands- oder Forschungsjahr in Magdeburg machen, oder aufgrund der Arbeit kurzzeitig eine Unterkunft benötigen.

The apartment has in total 34m² divided into two rooms (living room + bedroom see pictures), bathroom, hallway and kitchen.
It is on the top floor of the house and has no direct neighbors. (Besides there are usable attics). The apartment was renovated before I moved in (October 2021) and got new floors and wallpaper. The kitchen has been newly installed by me and also offers a washing machine and large fridge freezer.
Since I'm going abroad for a year for my studies, I would like to sublet my (partially) furnished apartment for the time being. It is particularly suitable for students / employees of the university hospital due to its close location. I myself study medicine at the OVGU and enjoy the short walk to the clinic campus. Due to the limitation to one year, the apartment is suitable for people who are also doing a year abroad or research year in Magdeburg, or who need short-term accommodation due to work.
Die Wohnung befindet sich in der Nähe des Uniklinikums (ca. 6-10min zu Fuß), sowie zur Tram- und Bushaltestelle "Universitätsklinikum". Auch in fußläufiger Distanz befinden sich die Supermärkte Penny und LIDL, ein PostShop/Kiosk (ca.450m).
Aber auch EDEKA, REWE etc. sind schnell mit der Tram oder dem Auto erreichbar.
Parkplätze gibt es entlang der Dodendorfer Straße reichlich, sodass eigentlich immer ein kostenfreier Parkplatz zur Verfügung steht.

The apartment is located near the university hospital (approx. 6-10 minutes by foot) as well as the tram and bus stop "Universitätsklinikum". Grocery stores Penny and LIDL, a post shop/kiosk are also within walking distance (approx. 450m).
Larger stores like EDEKA, REWE etc. can also be reached quickly by tram or car.
There are plenty of parking spaces along Dodendorfer Straße, so that there is always a free parking space available.
Das Haus verfügt über Dachböden und einen Fahrradkeller, die von den Mietern genutzt werden können.
Allgemein ist es sehr ruhig im Haus und man begegnet selten einzelnen Wohnparteien.
Die "Sonstigen Kosten" beinhalten aufgrund bereits bestehender Verträge die Gebühren für Strom und Internet.
Die Kaution beträgt 3 Monatskaltmieten, da ich nicht nur die Wohnung sondern Teile meines Mobiliars mit vermiete.

The house has attics and a bicycle cellar that can be used by the tenants.
In general, it is very quiet in the house and you rarely meet individual tenants.
The "other costs" include fees for electricity and internet due to existing contracts.
The deposit is 3 monthly rents, since I not only rent the apartment but also parts of my furniture.
