2- Zimmer- Studenten- Wohnung in Mannheim, Zentral, WG-geeignet

Hallo! 
Wir suchen ab 01. Februar 2016 Nachmieter/in für eine gemütliche 2-Zimmer-Wohnung (WG-geeignet).
Bitte nur Nichtraucher/in, gerne auch Austauschstudenten/in oder Praktikanten/in vom Ausland ( ich spreche ein bisschen Englisch, Spanisch).

Die Wohnung ist im 2. OG eines sanierten Altbaus verfügt über zwei fast gleich grosse ca. 13 qm Schlafzimmer- voll möbliert (IKEA Doppelbett, Nachttisch, Schrank, Kommode, Schreibtisch usw.),
- ein Badezimmer (mit Fenster, Dusche/WC und einer Waschmaschine)
- eine kleine Diele, Abstellraum und ein gemeinsames Wohn-Esszimmer mit einer Gästecouch, einem Speicher und einer Kochecke mit Einbauküche ( komplett ausgestattet mit Ceran-E-Herd, Backoffen, Spülmaschine, Kühl-Gefrierschrank, Geschirr usw.).
Die Wohnung hat insgesamt eine gute Ausstattung, es gibt praktisch alles, was man braucht (auf Wunsch inkl. Bettwäsche).


Die Lage ist ganz toll: zentral, in der Nähe von dem Neckarpromenade Park, mit vielen Einkaufs- und Ausgehmöglichkeiten (Cafés, Restaurants, Theater) mit einer sehr guten Verkehrsanbindung (Strassenbahnhaltestelle Linie 1,2,3 und 4 ist nur ca. 100 m entfernt). Man braucht ca. 8 min. zur Uni und nur 10 min. bis zum Hauptbahnhof und sonst kann alles gut zu Fuss oder mit dem Fahrrad erreichen. Man muss ja nur über die Brücke laufen, wenn man in die Innenstadt will.

Parken frei auf der Strasse oder es besteht eine Möglichkeit, einen privaten Stellplatz im Innenhof anzumieten (insofern frei). Dort kann man auch Fahrräder abstellen.

Die Wohnung wird mindestens für 6 Monate vermietet. Man kann gerne um die weiteren 6 Monate oder 1 Jahr verlängern. Kürzere Dauer (Wochen/Monate) nach Anfrage.

Die Miete betragt warm 340€, Strom und Internet/Telefon je nach Verbrauch bzw. Anbieter werden separat bezahlt (ca. 30€).

very cozy apartment with 2 bedrooms from 01.02.2016 (each room about 13 qm = 140 SqFt) for nice friendly and responsible no-smoker people male/female , couples, age doesn't matter (foreign exchange- or Ph.D. students or trainees etc. are very welcome- I speak English and Spanish). 
The both rooms are completely furnished ( IKEA double bed, table, garderobe (closet), dresser, chair etc. )

The apartment is located on the 2. floor of an old building and consists of two bedrooms, one shared bathroom and a living/dining room with a guest sofa, pantry kitchen with all utensils, bathroom (with window) has a shower, WC and a washing machine. It has a good equipment, so you will find almost everything, that you need (If wished, towels and blankets can also be provided).
The location is very central, near the Neckar river promenade (very green, like a park). You can find lots of interesting places around ( theater, restaurants, cafes etc. )- so you can rich everything by foot. It has also an excellent connection to public transport ( it takes you by tram only 8 min. to university and 10 min. to the main station, 15-20 min. by car to Heidelberg).
Parking is free on the street or you can rent a privat Parking Place (if available).
All costs are included (except of electricity and Tel./Internet)
about 340€ (may be less it depends on your consume) per month. Electricity and Internet/Tel. will be payed separately by provider your choice (about 30€)
The apartment will be rented from 01. February 2016 for 6 month/ 1 year or longer , short terms (weeks/month) are also possible. Just ask me!
