Die Wohnung befindet sich in einem Zweifamilienhaus, in dem mehrere Studenten ihr Zuhause haben und wird ab 1. Mai 2020 provisionsfrei für 490.-€ (warm) inclusive aller üblichen Nebenkosten vermietet. Sie ist komplett eingerichtet, gefliest und mit warmen Teppichen ausgestattet und wurde vor einem Jahr frisch renoviert. Die Möbel sind mit wenigen Ausnahmen neuwertig.
Das Wohnzimmer ist zugleich Arbeitsbereich für Homeoffice (Schreibtisch) und Fernsehraum (an Sat-Anlage). Außer einer Coach befindet sich darin noch ein ein gemütlicher Sessel zu Chillen. Ein Esstich mit zwei Stühlen neben dem Durchgang zur Küche komplettiert das Ganze.
Das Schlafzimmer enthält ein Doppelbett (140cm), einen Kleiderschrank und ein Highboard und ist mit einem Vorhang vom Wohnraum abgetrennt ist. Vom Schlafraum aus gelangt man gleich ins Bad mit Dusche, Waschbecken und WC.
Die Küche enthält alle notwendigen Küchenmöbel inclusive Töpfen, Pfannen, Essgeschirr und Besteck. Im einzelnen aufgeführt werden soll hier der Elektroherd mit zwei Kochplatten, daneben das Spülbecken mit Unterschrank, Kühlschrank, Gefrierschrank, Mikroherd, Wasserkocher, Toaster und Dunstabzugshaube. Von der Küche aus gelangt man über eine Außentreppe direkt in den gepflegten, Park ähnlich angelegten Garten.
Ein separater Raum für Waschmaschine und Trockner ist vom Flur aus unmittelbar zu erreichen. Die Kosten (5.-€) für deren Benutzung sind nicht in den allgemeinen Nebenkosten enthalten. Ebenso nicht enthalten sind die Gebühren für WiFi (10.-€). Neben dem Haus können Fahrräder in einem Fahrradständer abgestellt werden.
The apartment is located in a two-family house in which several students have their home and will be rented free of commission from May 1, 2020 for € 490 (warm) including all usual additional costs. It is fully furnished, tiled and equipped with warm carpets and was freshly renovated a year ago. With a few exceptions, the furniture is new.
The living room is also a work area for home office (desk) and TV room (on satellite system). In addition to a coach, there is also a comfortable armchair for chilling out. A dining table with two chairs next to the passage to the kitchen completes the whole.
The bedroom contains a double bed (140cm), a wardrobe and a highboard and is separated from the living room with a curtain. From the bedroom you can directly access the bathroom with shower, sink and toilet.
The kitchen contains all the necessary kitchen furniture including pots, pans, dishes and cutlery. The electric stove with two hotplates is to be listed here, next to it the sink with base cabinet, refrigerator, freezer, micro stove, kettle, toaster and extractor hood. An external staircase leads from the kitchen directly into the well-tended garden, which is similar to a park.
A separate room for the washing machine and dryer can be reached directly from the hallway. The costs (5.- €) for their use are not included in the general additional costs. The fees for WiFi (10 €) are also not included. Bicycles can be parked in a bicycle stand next to the house.
Das Wohngebäude liegt nicht weit von der Straßenbahn Linie 1. Sie fährt alle 10 Minuten. Die Fahrzeit bis zur Hochschule beträgt ca. 15 Minuten, zur Uni (Schloss) sind es etwa 25 Minuten. Der Bahnhof für die S-Bahn zum Hauptbahnhof ist in 5 Minuten zu erreichen. Hinter dem Haus erstreckt sich ein Waldgebiet. Für Jogger ein ideales Terrain. Autoparkplätze sind vor dem Haus und in der näheren Umgebung. Ein Fahrrad-Abstellplatz befindet sich direkt neben dem Haus. Zum nächstgelegenen Discounter (Lidl) sind es zu Fuß etwa 15 Minute. Mit der Straßenbahn erreicht man schnell das Zentrum von Rheinau (2 Haltestellen) mit diversen Einkaufsmöglichkeiten ("Rewe", "Rossmann", "Penny").
Interessant ist Wohnung auch für einen Pendler mit Auto, welcher schnell über die Autobahn zu seiner Arbeitsstelle gelangt. Die nächste Autobahnauffahrt ist Schwetzingen und in etwa 5 Autominuten zu erreichen.
Zum Einkaufen mit dem Auto bieten sich sich "Real", "Aldi" und "Hornbach" bzw. "Höffner" an. Zu Fuß erreicht man auch schnell den Discounter "Lidl".
The residential building is not far from tram line 1. It runs every 10 minutes. The journey time to the university is approx. 15 minutes, to the university (castle) approx. 25 minutes. The train station for the S-Bahn to the main station can be reached in 5 minutes. There is a forest area behind the house. An ideal terrain for joggers. Car parking spaces are in front of the house and in the surrounding area. A bicycle parking space is right next to the house. The nearest discounter (Lidl) is about 15 minutes away on foot. With the tram you can quickly reach the center of Rheinau (2 stops) with various shops ("Rewe", "Rossmann", "Penny").
The apartment is also interesting for a commuter with a car, who can quickly get to his job via the motorway. The next freeway entrance is Schwetzingen and can be reached in about 5 minutes by car.
"Real", "Aldi" and "Hornbach" or "Höffner" are ideal for shopping by car. You can also quickly reach the "Lidl" discounter on foot.
Das Wohngebäude wird vom Vermieter selbst im ersten Obergeschoss bewohnt. Die Erdgeschoss-Wohnung wird von zwei weiteren ruhigen berufstätigen Mietern im Rahmen einer WG bewohnt. Im Dachgeschoss (2. OG) wohnen drei Studenten in einer separaten Studenten-WG.
Man ist an ein ruhiges Miteinander gewöhnt. Dabei sollte es auch bleiben. Wer studiert braucht Ruhe zum Lernen! Da die Wohnung im Untergeschoss liegt, ist sie besonders geeignet für einen Nachtarbeiter, der am Tage ungestört seinen Schlaf nachholen kann.
Das Angebot gilt für eine Einzelperson. Nach Absprache kann die Wohnung auch an ein Paar (Doppelbett!) gegen Aufpreis vermietet werden. Die Möbel können nicht gegen persönliches Eigentum getauscht werden.

The landlord himself lives in the residential building on the first floor. The ground floor apartment is occupied by two other quiet working tenants as part of a shared apartment. On the top floor (2nd floor) three students live in a separate student flat.
You are used to a quiet coexistence. It should stay that way. Those who study need rest to study! Since the apartment is in the basement, it is particularly suitable for a night worker who can catch up on his sleep undisturbed during the day.
