Die Wohnung befindet sich im 1. Stock mit Südbalkon in den Hinterhof. Trotz der top Anbindung und der zentralen Lage ist es in der Wohnung dank Einbahnstrasse ruhig. Die Einrichtung ist zwar altmodisch aber sehr gut gepflegt und funktional.
Die Wohnung liegt 2 Gehminuten von der Isar (Reichenbachbrücke) entfernt und U-Bahn, Tram und Bus sind quasi vor der Tür (Fraunhoferstraße). Zu Fuß sind es zum Marienplatz 10 Minuten. Einkaufsmöglichkeiten, Bars und Restaurants sind um die Ecke.
Vermietung nur an Nichtraucher. Die Möblierung ist für eine Einzelperson ausgerichtet (Einzelbett). Um- bzw. Zustellung von Möbeln vom Mieter sind möglich.
