Die möblierte Wohnung ist komplett ausgestattet.
Im Schlafzimmer gibt es ein großes, gemütliches Bett, zwei Schränke und eine Kommode.
Im großen, sehr hellen Wohnzimmer findet man eine riesige Couch, die man aufklappen und auch als Bett für 2 Personen oder als Stauraum benutzen kann. Im Durchgangszimmer zum Wohnzimmer steht ein großer rustikaler (Holz-)Esstisch mit Sitzbank/Kissen und Stühlen, das gut auch als "Home-Office" genutzt werden kann. Alle Türen zum Ess-bzw. Arbeitszimmer können verschlossen werden, sodass man ungestört arbeiten kann oder auch essen kann ;-).
Bad und WC sind getrennt, was recht praktisch ist.
Der Balkon ist an die Küche hin angeschlossen, klein aber sehr fein und schattig. Wir haben einen kleinen Tisch und Stühle dort angebracht.
Die Wohnung eignet sich besonders für Paare, gerne auch mit Kindern/Babies (ein Wickeltisch, allerlei Spielsachen und diverse andere Baby/Kleinkind-Utensilien stehen zur Verfügung, können aber zeitweise auch weggestellt/in den Keller verfrachtet werden). Ansonsten kann man die Wohnung natürlich auch als Single oder als Geschäftsreisender gut für sich nutzen.

The furnished apartment is fully equipped.
The bedroom has a large, comfortable bed, two wardrobes and a chest of drawers.
In the large, very bright living room there is a huge couch that can be unfolded and used as a bed for 2 people or as storage space. In the connecting room to the living room there is a large rustic (wooden) dining table with bench / cushion and chairs, which can also be used as a "home office". All doors to this room can be closed or locked, so you can work or eat undisturbed ;-).
Bathroom and toilet are separate, which is very handy.
The balcony is connected to the kitchen, small but very nice. We have put a small table and chairs there.
The apartment is particularly suitable for couples, also with children / babies (a changing table and various other baby / toddler utensils as well as many toys are available, but can also be temporarily put away. Otherwise you can of course also use the apartment for yourself as a single person or as a business traveler.
U3/6 Goetheplatz und Poccistraße sind beide in jeweils 5 Minuten zu Fuß zu erreichen.
Außerdem fahren diverse Busse (62, 58) ebenso 5 min von der Haustüre entfernt ab.
Von der Haustür kommt man in 20-25 Minuten zu Fuß zum Münchner Hauptbahnhof und in nicht mal 15 min (900 m) zur Isar.
Tolle Lage für jedermann !
In der Nähe befinden sich jede Menge Geschäfte des täglichen Bedarfs (ein riesiger Edeka direkt gegenüber, Zwei x REWE, Penny, Lidl, Aldi, Apotheken, usw.) und die geschäftige Lindwurmstraße. In der Nähe befindet sich auch ein Spielplatz, die Theresienwiese und der belebte Röcklplatz. Auch sind diverse Bars, Clubs (Bahnwärter Thiel, alte Utting) und tolle Restaurants nur ein Katzensprung entfernt.

There are lots of shops for daily needs nearby (a huge Edeka just across the street 2x REWE, Lidl, Aldi, Penny, pharmacies, etc.) and the busy Lindwurmstr. Also there are different bars, clubs (Bahnwärter Thiel, alte Utting) and great restaurants a stone's throw away.
Nearby there is also a playground, Theresienwiese (site of Oktoberplatz) and Röcklplatz, which is lively even in winter.
WLAN und jede Menge Extras sind in die Warmmiete inbegriffen.
Die Vermieter sprechen Deutsch und Englisch, der Vertrag kann ebenfalls auf Englisch angefertigt werden.
Das Datum des Einzugs und des Auszuges hat einen gewissen Spielraum. Bloß der Auszug kann nicht zu weit nach hinten verschoben werden, da wir unsere schöne Wohnung im Frühjahr selbst wieder benötigen würden :)
Wir können uns da sicher auf einen angemessenen Zeitraum und Konditionen bei einem vorherigen Kennenlernen einigen.
Wichtig wären uns absolute Zuverlässigkeit und einen liebevollen Umgang mit unseren Möbeln, Pflanzen (sehr pflegeleicht) und unbedingt auch den Nachbarn :)

WiFi and lots of extras are included in the warm rent.
The landlords speak German and English, the contract can also be drawn up in English.
The date of moving in and moving out has a certain leeway. Only the move-out cannot be pushed back too far, as we would need our beautiful apartment again in spring :)
We can certainly agree on an appropriate period and conditions when we get to know each other beforehand.
Absolute reliability and a loving and friendly handling of our furniture, neighbours ;-) and plants would be great.
