Mein Mitbewohner und ich haben uns dazu entschlossen Ende September auszuziehen. Dementsprechend wäre die Wohnung ab 1. Oktober wieder frei. In der Wohnung lebt es sich sehr gemütlich und sie eignet sich perfekt für eine 2er-WG. Der Eigentümer der Wohnung ist außerdem extrem nett und hilfreich und es kam nie zu Problemen.
Die Wohnung hat rund 60m² und befindet sich im ersten Stock mit Ausrichtung auf die Straße. Die zwei Zimmer haben jeweils ~18m² und ~17m². Die Küche und das Bad sind ebenfalls sehr geräumig und top ausgestattet.
Alle Fenster sind mit Schallschutzfenstern ausgestattet, weshalb es in der Wohnung mit geschlossenem Fenster sehr leise ist.
Im Keller, sowie im Innenhof gibt es Fahrradabstellplätze. Im Dachboden gibt es außerdem weitere Möglichkeiten etwaige Möbel etc. zu lagern.

My roommate and I decided to move out at the end of September. Accordingly, the apartment would be free again from October 1st. The apartment is in an excellent location and quite cozy. The owner of the apartment is also extremely nice, very helpful and we never encountered any problems.
The apartment has around 60m² and is located on the first floor facing the street. The two rooms have ~18m² and ~17m² respectively. The kitchen and bathroom are also very spacious and well equipped.
All windows are equipped with special soundproof windows, which is why the apartment is so quiet even though it is street facing.
There are bicycle parking spaces in the basement and in the inner courtyard. Other things like furniture etc. can be stored in the attic.

Die Wohnung liegt nur ca. 3min Fußweg von der Ubahnstation Stiglmaierplatz entfernt. In wenigen Gehminuten kann sowohl der Hbf also auch die S-Bahnstation und die Hackerbrücke erreicht werden.
Es befinden sich diverse Supermärkte direkt in der Nähe (Rewe, Penny, Lidl, Edeka, DM, Aldi). Für Kinoliebhaber gibt es nur 1min von der Wohnung entfernt das Cinema Filmtheater.
Weiters befinden sich diverse Biergärten (Löwenbräu, Augstinerbräu etc.), viele Restaurants und Fitnessstudios
direkt in der Nähe.

From the apartment it is only a 3-minute walk to the Stiglmaierplatz subway station. Both the main station and the S-Bahn station and the Hackerbrücke can be reached in a few minutes on foot.
There are various supermarkets in the immediate vicinity (Rewe, Penny, Lidl, Edeka, DM, Aldi). For cinema lovers there is (only 1min away) an excellent original-version only theater.
There are also various beer gardens (Löwenbräu, Augstinerbräu, etc.), many restaurants and fitness studios
right nearby.

Die Wohnung ist teilweise möbeliert. Welche Möbel in der Wohnung bleiben wenn wir ausziehen (z.B. die Einbaukästen) kann ich Ihnen gerne mitteilen falls Interesse besteht.
Geschirrspüler, Waschmaschine, Mikrowelle etc. sind vorhanden. Das Internet ist ebenfalls im Mietpreis enthalten (100Mbit).
Die Wohnung kann voraussichtlich bis 12.2023 gemietet werden. Es besteht jedoch die Möglichkeit, dass der Eigentümer erst später wieder nach Deutschland zurück kommt. Dann wäre es natürlich möglich, die Wohnung für eine längere Zeit zu mieten.
Zusätzliche Kosten ergeben sich durch den Strom-, Wasserverbrauch und Heizkosten. Die Stromkosten gehören nicht zu den Betriebskosten. Für die Betriebskosten werden monatlich 100€ angezahlt (zusätzlich zur Miete). Einmal pro Jahr wird dann abgerechnet.

The apartment is partially furnished. If you are interested, I can tell you which furniture will remain in the apartment when we move out (e.g. the built-in closets)
dishwasher, washing machine, microwave etc. are also available. The internet is also included in the rent (100Mbit).
The apartment can be rented until December 2023. However, there is a possibility that the owner will return to Germany later than that. Then of course it would be possible to rent the apartment for a longer period of time.
Additional costs that are not included in the rent are: water, electricity and heating. The fee for electricity is not included in the additional costs. For the additional costs: in addition to the rent a forward payment of 100€ has to be paid. Whether this was enough or not will be calculated on an annual basis.
