(1) The house

(2) The apartments

Wir teilen uns das Treppenhaus, nutzen die Waschmaschine und den Trockner zusammen, sparen mit Strom, Wasser und Heizung und sehe uns ab und zu im Treppenhaus.

(3) Vermietet wird die Wohnung in der 1. Etage:

• WC mit Fenster und getrennt von Dusche/Bad

• Neuwertige große Wohnküche Geschirr, Töpfe, u.a. ist vorhanden. Keine Ablöse, aber guter Umgang mit der Küche wird erwartet, damit sie in 1-2 Jahren auch noch nutzbar ist.

• Nicht enthalten: Rundfunkgebühr, Stellplatz Pkw.

(6) Besonderheiten des älteren Hauses
Es ist ein ehemaliges sehr gut renoviertes Bauernhaus, das sehr gut ausgebaut wurde und hohe Wände mit 2,80 m hat, also ein tolles Wohngefühl. Aber es hat natürlich auch Besonderheiten:
• Das Haus muss richtig gelüftet werden z.B. mehrmals je 4-5 Minuten lüften am Tag und die Küchenfenster beim Kochen zum Entfeuchten der Luft öffnen.
• Für Pkws gibt es Parkplätze außerhalb des Grundstücks oder eine Tiefgarage beim Nachbarn gegenüber.

(7) Wir können uns folgende Mieter vorstellen:
• Eine Einzelperson oder ein Paar, das beruflich /privat für einige Monate oder länger in München ist oder in München Fuß fassen will oder langfristig eine eigene Wohnung / Haus sucht.

• Eine 2er WG.
Mögliche Aufteilung der Kosten bei einer 2er-WG (Brutto € 1850):
Zimmer 1 € 900 18,4 m² + gemeinsam 30,5 m² (Nutzung 45%)
Zimmer 2+3 € 1.100 29,2 m² + gemeinsam 30,5 m² (Nutzung 55%)

• Nicht geeignet ist die Wohnung für Tiere aller Art.

>> Wir können teilmöbliert vermieten oder leer.
>> In dem Zimmer 3 steht ein großer Kleiderschrank und ein Bett mit Matratze 140x200,
>> Zimmer 2 kann als Büro genutzt werden.
>> In Zimmer 1 eine große Couchecke (eher Liegewiese, auch Gästebett), TV
>> Andere Sachen wie Regale, weiteres Bett 140x200 für Zimmer 1 statt Couchecke, Küchentisch, Stühle haben wir auch noch, wenn es gebraucht wird.
