For my cozy 3-room apartment in Stuttgart-Degerloch I am looking for a rental agent from 01.07.2025.
Only a non-smoking individual is requested, the apartment is not designed for several persons.
Pet keeping (dogs, cats) is not possible.

In addition, the person may be a maximum of 1.70m, otherwise it will be difficult with showering. :

From the hallway out of doors.
The first right: the daylight bath

1) The hallway
In addition to the small wardrobe, there is a small besenic as well as a flammable wood stove.

2) The bathroom
The daylight bath has a roof-panel window, a floor heating, an illuminated mirror cabinet, a sink with under cabinet (2 drawers) and a shower tub. A towel heating was also installed.
However, the shower tub is in the roof bevel, so people over 1.70m body size will have problems with showering. If you like sitting or bathing, you can also be larger; we do not exclude anyone in a fundamental way.

3) The kitchen
The kitchen is built and part of the rental. A detachment will not be due!
There is a small bar that is ideal for sitting and eating. In addition to various cabinets, the kitchen has a extractor hood, a small fridge and a window that can be completely opened.

4) The bedroom
Relatively unspectacular.

5) The living room
As unspectacular as the bedroom, but behind the door there is a side of the oven. If you want to put it into operation, you can also enjoy a pleasant warmth in the living room.

6) The study
Here is the body of the furnace; who doesn't want to use the oven, can lay off all sorts of things there, who wants to use it, but should avoid it as much as possible! The safety box of the apartment can also be found in the study room.

(7) The house community
The community is open-hearted and queer-friendly.
Here you live not only next to one another, but you live and spend time together, whether in the communal garden for the afternoon coffee or in winter also with a glowing wine and the fire bowl.
First of all, someone who fits into the house community and also is not destined to spend a little time.

8) Other
There is a small basement compartment, a laundry cellar and a communal garden.
Heating and garbage fees are paid via the additional costs, you have to take care of the electricity yourself.
There is no week of worship, but a house service that also scatters in winter as needed.

Für meine gemütliche 3-Zimmer-Wohnung in Stuttgart-Degerloch suche ich ab 01.07.2025 eine/n Nachmieter/in.
Gesucht wird ausschließlich eine nichtrauchende Einzelperson, die Wohnung ist nicht für mehrere Personen ausgelegt.
Die Haustierhaltung (Hunde, Katzen) ist nicht möglich.

Darüber hinaus darf die Person maximal 1,70m groß sein, sonst wird es mit dem Duschen schwierig. :)

1) Der Flur
Hier findet sich neben der kleinen Garderobe eine kleine Besenische sowie ein fuktionsfähiger Holzofen.

2) Das Bad
Das Tageslichtbad verfügt über ein Dachschägenfenster, eine Fußbodenheizung, einen beleuchteten Spiegelschrank, ein Waschbecken mit Unterschrank (2 Schubladen) sowie eine Duschwanne. Außerdem wurde eine Handtuchheizung installiert.
Die Duschwanne ist allerdings in der Dachschräge, so dass Personen über 1,70m Körpergröße Probleme beim Duschen haben werden. Wer aber gerne im Sitzen duscht oder lieber badet, darf auch gerne größer sein; wir schließen grundätzlich niemanden aus.

3) Die Küche
Die Küche ist eingebaut und Teil des Mietverhältnisses. Eine Ablöse wird nicht fällig!
Es gibt eine kleine Bar, die ideal ist, an der man gemütlich sitzen und essen kann. Neben diversen Schränken verfügt die Küche über eine Dunstabzugshaube, einen kleinen Kühlschrank sowie ein Fenster, das sich vollständig öffnen lässt.

4) Das Schlafzimmer
Relativ unspektakulär.

5) Das Wohnzimmer
So unspektakulär wie das Schlafzimmer, allerdings verbirgt sich hinter der Tür eine Seite des Ofens. Wer ihn in Betrieb nehmen möchte, kann sich auch im Wohnzimmer über eine angenehme Wärme freuen.

6) Das Arbeitszimmer
Hier steht der Korpus des Ofens; wer den Ofen nicht nutzen will, kann dort prima allerlei ablegen, wer ihn nutzen möchte, sollte das aber tunlichst vermeiden! Ebenfalls im Arbeitszimmer findet sich der Sicherungskasten der Wohnung.

7) Die Hausgemeinschaft
Die Hausgemeinschaft ist offenherzig und queerfreundlich.
Hier wohnt man nicht nur nebeneinander, sondern lebt und verbringt gemeinsam Zeit, ob nun im Gemeinschaftsgarten zum Nachmittagskaffee oder im Winter auch bei einem Glühwein und der Feuerschale.
Gesucht wird in erster Linie jemand, der oder die in die Hausgemeinschaft passt und auch nicht abgeneigt ist, ein wenig Zeit zu verbringen.

8) Sonstiges
Es gibt ein kleines Kellerabteil, einen Waschkeller und einen Gemeinschaftsgarten.
Heizung und Müllgebühren werden über die Nebenkosten entrichtet, um den Strom muss man sich selbst kümmern.
Es gibt keine Kehrwoche, dafür einen Hausdienst, der auch im Winter bei Bedarf streut.
