Cosy Flat in Perfect Location in the 2nd District

Wir suchen Nachmieter für unsere gemütliche Wohnung, heißt wir ziehen beide komplett aus und kommen nicht wieder. Daher ist die Wohnung für minimum ein Jahr zu behalten.

Die Wohnung ist eine vor 1.5 Jahren vollsanierte Altbauwohnung mit großem Vorraum und ebenso großen Fenstern, die nach Westen und Osten ausgerichtet sind. Die Wohnung hat drei große (25 m2), helle Zimmer mit einem wunderschönen Holzboden. Eines der Zimmer (Room1) ist nur durch entweder das Wohnzimmer oder Room 2 begehbar. Die Toilette ist getrennt vom Bad begehbar, beide bestechen durch sandfarbene Kacheln. Die Küche bietet viel Platz und viel Licht damit auch jedes Gericht gelingt. Vom Wohnzimmer und Zimmer 1 schaut man auf eine wenig befahrene Straße und kann, dank der Lage im 3. Stockwerk, die Abendsonne genießen. Auf der anderen Seite der Wohnung (Küche, Zimmer 2) ist ein sehr ruhiger und am Morgen sonniger Innenhof.
Die Wohnung kommt potenziell möbliert mit Esstisch, Stühlen, Couches, Teppichen und Küchenutensilien. Die Möbel müssen nicht übernommen werden und die Preise sind verhandelbar. Geschirrspüler, Waschmaschine und Kühlschrank sind vorhanden und in der Miete enthalten. Ein weiteres Plus ist der geräumige Vorraum der den Eingang mit dem Wohnzimmer, der Küche und Raum 2 verbindet. Insegesamt gibt es drei Zimmer (Wohnzimmer, Zimmer 1, Zimmer 2).
ZIMMER 1 HAT KEINEN SEPARATEN ZUGANG UND KANN NUR DURCH ZIMMER 2 ODER DAS WOHNZIMMER BETRETEN WERDEN.

We are looking for someone to take our apartment over, as we are both moving out completly. As usual in Vienna (as per contract) you would have to stay minimum one year in the flat:

All three rooms are 25 sqr meters, with a high ceiling, a beautiful wooden floor. One is with a big double door towards the living room, the other connects to the kitchen. Room 1 and 2 are connected as well, but the door could be locked. The big windows in the living room and room 1 are looking out on the small and quiet street and are perfect to enjoy the evening sun (one plus of living on the third floor). Room 2 and the kitchen are looking out on a quiet courtyard. The apartment is furnished and comes with couches, rugs, a dinner table, chairs, and kitchen utensils. However, buying the furniture is not mandatory and can be discussed.

Room 1 can only be accessd through either the living room or room 2.

The flat was renovated 1.5 years ago and is therefore in great shape, has well-insulated windows, a nice kitchen, and all the other little pleasure modern flats have. Another plus of the flat is the big Vorraum (entrance room) and the spacious living room. We also have a dishwasher and washing machine, which are part of the flat. As you can see from the pictures bathroom and restroom are separated.

In total there are three rooms + vorraum + kitchen + bathrooms
