Ich hätte eine super Wohnung zu vermieten, zentral gelegen im 3. Bezirk (Landstraße). Die Wohnung verfügt über ein getrenntes Schlafzimmer, Bad, WC und eine Wohnküche, voll möbliert und ausgestattet mit allem was das Herz begehrt, mit fast 40m2. Die Wohnung hat erst eine Mieterin gehabt und ist somit relativ frisch. (Ende 2018 komplett saniert). Auch wichtig: Bitte nur Nicht-RaucherInnen bzw. Leute, die nicht in der Wohnung rauchen.
Die Miete beträgt 600€ (inkl. Internet, exkl. Strom) pro Monat, und es ist eine Kaution von 1.000€ zu hinterlegen.
Beziehbar ist die Wohnung ab jetzt :) (03.Juni 2022).

Hello everyone!
If you’re looking for a flat in Vienna, Austria, I would have a great apartment to stay for you, located centrally in the 3rd district (Landstraße). The apartment offers a separate bedroom, bathroom, toilet and a kitchen, equipped with everything your heart desires. It measures almost 40m2.
Biggest perk: It is already completely furnished and was newly renovated in the end of 2018. Also, we would prefer someone who doesn't smoke inside the apartment.
The rent of this place amounts to 600 € (internet included, excluding electricity) per month, a deposit of the costs of 1.500€ is required.
The apartment is available from now on, so you can move in right away.
Rund um die Wohnung befinden sich Lebensmittelgeschäfte wie Billa und Hofer, Drogeriemärkte wie dm & Bipa, eine Apotheke und eine leckere Pizzeria.
In 5 min zu Fuß erreicht man die Straßenbahnlinie O, in 10 min Fußweg erreicht man die Schnellbahn- und Straßenbahnstation Rennweg. Von diesen 2 Punkten aus ist man innerhalb von 5 Fahrtminuten am Hauptbahnhof, Wien Mitte Landstraße oder am Ring. Zur Universität Wien fährt man 15 Minuten, zur Technischen Universität Wien 10 Minuten und zur Wirtschaftsuniversität 15 Minuten.
Nicht weit entfernt befindet sich auch das Schloss Belvedere mit dem Botanischen Garten nebenan, also viel Grünfläche gleich in der Nähe.

Around the apartment there are grocery stores such as Billa and Hofer, drugstores such as dm & Bipa, a pharmacy and a delicious pizzeria.
In 5 minutes by foot you can reach the tram line O, in 10 minutes walking distance you can reach the railway and tram station ‚Rennweg‘. From these 2 stations you are able to arrive at the main railway station, Wien Mitte Landstraße or at the so-called ‚Ring‘ within 5 mins, from where you can easily get everywhere else you want to go to. It takes 15 minutes to reach the University of Vienna, 10 minutes to reach the University of Technology and 15 minutes to get to the University of Economics.
You also won’t miss out on green spaces in the city center, as the botanical garden and the ‚Belvedere’ are basically located around the corner.
