Möblierte Altbau-Wohnung in top Lage, inkl. Internet/Kabel-TV, min.4 Monate befristet

Da ich für einige Zeit im Ausland bin, suche ich einen Untermieter oder eine Untermieterin (nur eine Einzelperson!) für meine 2-Zimmerwohnung nahe dem Zentrum ab dem 23.12.2023 bis zum 30.4.2024 (Daten sind etwas flexibel, Möglichkeit auf Verlängerung bis Ende November, mindestens 3 Monate).

Zur Lage: Sehr zentral gelegen, weniger als 5min zur Station Volkstheater (U3, 48A, 49, 1, 2, D, U2Z), 3min zum Spar, 5min zur Mariahilfer Straße mit vielen Geschäften, Restaurants und Lokale in der Nähe (jedoch nicht im selben Haus, es ist also recht ruhig).

Zur Wohnung: Gesamtgröße 70m^2, das Haus ist ein hübscher Altbau, die Wohnung liegt im 1.Stock. Die Wohnung hat ein sehr großes Wohn- und Schlafzimmer (siehe Fotos), ein kleineres Durchgangszimmer (ca 10m^2), ein kleines Vorzimmer, eine Küche, Bad und Toilette sind voneinander getrennt, jedoch alles in einer Wohnung.

Es gibt eine Waschmaschine, eine Badewanne und eine voll ausgestattete Küche. Der Boden in der Wohnung ist ein echter Holzparkettboden.

Rauchen und Haustiere sind NICHT gestattet.

Wir suchen einen Einzelmieter, keine WGs oder Pärchen. Da wir auf Reisen sind, wirst du die Wohnung in der Zeit für dich alleine haben.

Die Gesamtkosten sind 850€/Monat warm, inklusive Strom und Gas (dieser Preis ist garantiert, also unabhängig von der Strom- und Gaspreisentwicklung).

Das Internet und auch Kabel-TV sind ebenfalls im Preis mit inbegriffen; die Kaution sind 2 Monatsmieten (1700€).

Die Wohnung ist vollständig ausgestattet (meine privaten Dinge sind in ein paar Kästen verstaut), es steht natürlich genügend Platz für alles was du mitbringst zur Verfügung. Die Wohnung hat viele Fenster und man blickt von der Küche als auch am Gang teils ins Grüne.

ENGLISH VERSION:

I'm abroad for some time and searching for someone (only a single person!) to sublet my 2-room flat close to the center of Vienna, starting 23rd of December 2023 until the end of April 2024 (dates are a bit flexible though, potentially an extension until November is possible).

Location is great: <3min to U3 Volkstheater, 3min to Spar, 5min to Mariahilferstraße with lots of shopping places, many restaurants and bars close by (but not in the same house, so it's quite calm).

About the flat: It's 70m^2 in total, an old-style building, the flat is in the first floor. It has a very big living and bed room (see pictures), a smaller (probably ~10m^2) connection room, a small antechamber, a kitchen, bathroom and toilet are separated (but of course within the flat). Smoking and pets are not allowed.

The costs are 850€/month including electricity, gas, and internet (this price is guaranteed independently of the development of the energy prices). It's 2 monthly rents deposit. The flat is fully equipped, my own belongings are well-stored and of course there is enough space for your belongings.
