Wir ziehen aus unserer perfekt gelegenen 2 Zimmer Wohnung (ca 48m^2) direkt an der U-Bahn Station Dresdener Straße aus. Auch gut als WG geeignet, da beide Zimmer getrennt begehbar sind. Derzeit verwenden wir ein Zimmer als Schlafzimmer, das andere als Wohn-Arbeits-Esszimmer. Kompakte Küche (mit viel Stauraum) und kompaktes Bad aber dafür sind die Zimmer jeweils größer. Vorzimmer ist geräumig, bei WG Nutzung kann es gut als Esszimmer verwendet werden, sonst guter Stauraum. Wohnung befindet sich im Hochparterre, trockenes, großes Kellerabteil gibt es auch! Fahrradabstellplatz im Keller, Parkplätze findet man rund um das Haus in der Kurzparkzone ohne große Probleme.
Ab 1. August oder 15. August verfügbar, Zeitpunkt verhandelbar.

We move out of our perfectly located 2 room apartment (approx 48m ^ 2) directly at the Dresdener Straße subway station. Also suitable as a shared apartment, as both rooms can be accessed separately. We currently use one room as a bedroom and the other as a living-working-dining room. Compact kitchen (with plenty of storage space) and compact bathroom, but the two rooms are respectively larger. The entrance is spacious, it can be used as a dining room, otherwise it's a good storage space. Apartment is on the mezzanine floor, there is also a large, dry cellar compartment! Bicycle parking space in the basement, parking spaces can be found around the house in the short-term parking zone without major problems.
Available from August 1st or August 15th, starting date is negotiable.
Toll angebundene Gegend: Supermärkte (Billa, Bipa, Spar, Post, DM, Apotheke direkt in der Nähe (<5 min), Hofer und Merkur fußläufig (<10 min) erreichbar). Neue Donau in 5 Minuten per Rad/U-Bahn erreichbar, die ebenfalls 5 Minuten entfernte Millenium City bietet viele Einkaufsmöglichkeiten. Durch U6/ Straßenbahn 2/S-Bahn ist man gleich in der Innenstadt, WU oder Hauptuni. FH Technikum Wien ist 5 min zu Fuß entfernt.

Neue Donau can be reached in 5 minutes by bike / underground, the Millennium City, which is also 5 minutes away, offers many shopping opportunities. With U6 / Tram 2 / S-Bahn you are right in the city center, WU or the main university. FH Technikum Wien is a 5-minute walk away.
Wir lassen fast alle Möbel in der Wohnung weil wir ins Ausland gehen, daher perfekt für Menschen die frisch nach Wien ziehen. Ablöse: Doppelbett, Nachtkästchen, zwei Kleiderkästen, zwei Couches, Waschmaschine, drei Kommoden, Ikea Kallax Regale, Schreibtisch, Esstisch plus vier Sessel, Küche elektronische Geräte (Herd, Ofen, Kühlschrank), Beleuchtung, Vorhänge, Rollos. Da das schon sehr viele, gut instand gehaltene Möbelstücke sind, würden wir uns über 1500 Euro freuen. Falls das ein oder andere Möbelstück nicht gebraucht wird, können wir auch drüber reden.

We leave almost all furniture in the apartment because we are going abroad, therefore perfect for people who are freshly moving to Vienna. We will leave: double bed, bedside table, two wardrobes, two couches, washing machine, three drawers, Ikea Kallax shelves, desk, dining table plus four armchairs, kitchen electronic devices (stove, oven, refrigerator), lighting, curtains, roller blinds. Since there are already a lot of well-maintained pieces of furniture, we would love to have around 1500 Euros. If some pieces of furniture are not needed, we can talk about it.
