Room available in a spacious, apartment, great connection to U1 & U2 and to the main universities, ideal for students (German version below)

As I will be abroad for some time, I am currently looking for a new tenant (for students only) in a renovated and furnished, shared 2 room-apartment. From 1st of June 2024.
• Total rent 470€ (heating and warm water included), whole floor space: 42m2. One room is taken by the other tenant. The room sozes are 18m2, the other one 11m2.
• In the 22nd district with connection to U1 Kagran, U2 Aspernstraße (fast connection to TU/WU/Uni Wien) and U2 Hardeggasse as well as several supermarkets (Hofer, Penny, Merkur, Billa) and the Donauzentrum
• Kitchen, bath, closets, bed and furnitures available. The apartment is oriented towards the East, providing pleasant light and bright morning sun.

Da ich ins Ausland gehe suche ich derzeit nach einem Nachmieter (ausschließlich Studierende) für ein WG- Zimmer in einer 2-Zimmer-Wohnung in renovierter, voll ausgestatteter Wohnung. Das Zimmer wird ab dem 1.Juni 2024 frei
• Warmmiete 470€ (Heiz- und Warmwasserkosten bereits inkludiert), Gesamtwohnfläche: 42m2. Ein Zimmer wird von der aktuellen Mieterin beansprucht, die Zimmergrößen sind etwa jeweils 18m2 und 11m2.
• Im 22. Bezirk mit Anbindung zu U1 Kagran, U2 Aspernstraße (schnelle Verbindung zur TU/WU/Uni Wien) und Hardeggasse, sowie diversen Supermärkten (Hofer, Penny, Merkur, Billa) bzw. dem Donauzentrum in unmittelbarer Nähe
• Küche, Bad, Schränke, Bett, Möbel vorhanden. Die Wohnung ist nach Osten ausgerichtet, was für ein angenehmes Licht und eine helle Morgensonne sorgt.
