Da ich aus persönlichen Gründen wegziehen muss, suche ich einen Nachmieter für meine zentrale charmante 2-Zimmerwohnung (Hochparterre). Die Wohnung besteht aus einem großen Wohnzimmer, einem Schlafzimmer (mit Hochbett), Küche, Bad (mit Dusche) und Klo. Küche, Bad und Klo sind gefliest. Parkett im Wohn- und Schlafzimmer.
Die Wohnung ist komplett möbliert und wird auch so übergeben.
Im Wohnzimmer gibt es eine Couch, einen Schrank, kleinen Schreibtisch mit Stuhl, Stehlampe und noch einen Tisch. Also, alles was man braucht.
In der ausgestatteten Küche gibt es einen Esstisch, wo man ganz gemütlich essen kann.
Das Schlafzimmer hat ein Hochbett; unten ist ein riesig begehbar Kleiderschrank.
Eine Waschmaschine gibt es auch.
Miete beträgt 495 Euro. Strom und Gas kommen noch dazu.
Verfügbar wird die Wohnung zwischen Mitte und Ende November sein.

Since I am leaving Vienna soon, I am looking for a new tenant for my lovely two room flat in the 5th district (Margareten)
It is a charming "altbau" flat, with a big living room, a bedroom (with loft bed and walk-in cupboard), a separate kitchen with big table, a small bathroom (with shower) and a toilet.
The floor is parquet in both living- and bedroom and tiles in the kitchen and bathroom.
There is also a washing machine.
Rent is 495 Euros/month. Heating and electricity are extra.
The FURNISHED flat will be available mid/end november.
Furniture can't be removed.
Die Wohnung befindet sich in zentraler Lage, im 5. Bezirk (Margareten), 3 U-Bahn Stationen von Karlsplatz.
Es sind sehr gute Verkehrsanbindungen vorhanden. Mit der Straßenbahn (8 oder 16) sind es nur 5 Minuten zur U-Bahn Station Margaretengürtel (U4). Die Tramhaltestelle ist nur 4 Gehminuten entfernt.
Gute Einkaufsmöglichkeiten (Billa und Zielpunkt in unmittelbarer Nähe)
It's a central area (5th district, Margareten). You can either walk to the underground station (Margaretengürtel, U4) or take the tram (nr. 8 or 16)
The tram stop is only 4 minutes away.
There are a couple of supermarkets (Billa and Zielpunkt) nearby.
