Zimmer in Co-Living Space in Kreuzberg (6-12 Monate, 2er Bad, große Küche)

Ich bewohne derzeit noch ein Zimmer ("Cosy") als Mieter im Creon Co Living Space. Mein Vertrag endet am 31.05.2024. Jedoch möchte ich bereits früher ausziehen. Dies geht nach Abstimmung mit dem Vermieter (Creon) nur dann, wenn ich einen geeigneten Nachmieter finde, der das Zimmer übernimmt. Es gelten folgende Eckdaten:

Einzug: ab dem 15.04.2024 oder 01.05.2024 (je früher, desto besser, bitte in Anfrage angeben)
Vertragslaufzeit: mindestens 6, maximal 12 Monate ab Einzugsbeginn (es ist also möglich, länger als bis zum oben angegebenen 15.10.2024 zu bleiben)
Miethöhe: die 725€ stellen lediglich einen Richtwert dar, da ich nur als Vormieter agiere. Die exakten Konditionen werden Angelegenheit der Vertragspartner, also Creon als Vermieter und dir als neuem Mieter bzw. neuer Mieterin. Dieser Betrag ist all-inclusive (inkl. Internet), es kommen also keine weiteren Kosten hinzu.
Nachweise: siehe Angaben - es wird zwingend ein Einkommensnachweis erforderlich sein, entweder von dir selbst oder einem Bürgen
Gemeinschaftsflächen: Es gibt 4 Bäder pro Wohnheit. Man teilt sich also ein Bad zu zweit, also besser als in vielen anderen WGs. In der Küche befinden sich zwei Kochherde & Backöfen mit mehr als ausreichend Arbeitsfläche.

I am currently still living in a room ("Cosy") as a tenant in the Creon Co Living Space. My contract ends on 31.05.2024. However, I would like to move out earlier. After consultation with the landlord (Creon), this is only possible if I find a suitable new tenant to take over the room. The following conditions apply:

Moving in: from 15.04.2024 or 01.05.2024 (the earlier, the better, please specify in request)
Contract term: minimum 6, maximum 12 months from moving in (it is therefore possible to stay longer than the above-mentioned 15.10.2024)
Rent amount: the €725 is only a guideline, as I am only acting as the previous tenant. The exact conditions are a matter for the contractual partners, i.e. Creon as landlord and you as subsequent tenant. This amount is a flat rate (including internet), so there are no additional costs.
Proof: see details - proof of income will be required, either from yourself or a guarantor
Communal areas: There are 4 bathrooms per flat. So you share a bathroom in pairs, which is better than in many other shared flats. There are two stoves and ovens in the kitchen with more than enough work space.
