Hello,
two out of three people will be leaving this shared flat by the end of January. Therefore, we are not just looking for two new tenants but also for people who are willing and capable to sign a new rental contract with the landlord as a main tenant.
You should have an income of at least 2500€/month (after taxes). A lower income is possible if you can provide a declaration of suretyship (Bürgschaftserklärung) by someone who has the respective monthly income and lives in Germany.
For this room, you will have to pay 500€ as a one-off payment as just a few weeks ago we purchased a new gas stove for the kitchen and fixed the washing machine. Also, all furniture including the television is going to remain in the flat so it is actually quite a steal.
The flat is very well connected to public transport. The circle line (Ringbahn) and U-Bahn at Bundesplatz is within ~3 minutes walking distance.
As the highway is not too far away either you shouldn't be too sensitive about car noise.
My two flatmates will be around. Everyone is very friendly and they'll be happy to help you with anything you need but apart from friendly chats in the kitchen by chance we usually mind our own business.
The flat apparantly hasn't been modernized in decades so it's not in fantastic shape but everyone is making sure to keep the shared space clean.
