4er WG, Zwischenmiete, gut für Studenten! Intermediate rent!

Ich möchte mein Zimmer in einer 4er WG zur Zwischenmiete abgeben, da ich für ein Semester im Ausland studieren werde. Das Zimmer steht vom 01. April bis zum 31. Oktober (auch 15. Oktober möglich) zur Verfügung und würde sich daher gut für ausländische Studierende eignen.

Das Zimmer befindet sich im Erdgeschoss in der Hildesheimerstraße 248, 30519 Hannover. Es ist mit ca. 20qm mehr als ausreichend groß und die Fenster lassen den Raum sehr hell und freundlich erscheinen. Da ich nur zeitweise im Ausland bin, wird das Zimmer möbliert sein. D.h. zwei Schreibtische und bequeme Bürostühle, ein großer Kleiderschrank, ein kleines Digitalpiano, zwei Regale, ein Eck-Regal und ein Bett würden im Zimmer bleiben und können benutzt werden. Über Details, was noch drin bleiben kann oder raus soll, kann man sich gerne noch unterhalten.

Ein weiterer Student und zwei Auszubildende teilen sich eine vollausgestattete Küche, zwei (!!!) Bäder, eines sogar mit Badewanne und Waschmaschine, und einen kleinen Keller. In der Küche wird manchmal geraucht.

Die Verkehrsanbindung ist exzellent. Die Straßenbahnstation ist nur eine Gehminute entfernt und die Bahnen, welche für Studenten kostenlos nutzbar sind, fahren ca. alle 2 bis 3 Minuten in Richtung Innenstadt (Fahrzeit 9 Minuten) oder Universität (Fahrzeit 12 Minuten). Zum Hauptbahnhof fährt man ca. 11 Minuten.

Der Maschsee, ein sehr schöner Erholungssee, ist in unmittelbarer Umgebung und man kann aus verschiedenen Supermärkten in Fußnähe auswählen (Edeka, Lidl, Netto, Penny) - zum Edeka läuft man sogar nur 1 Minute. Generell würde ich die nährere Umgebung eher als grün und ruhig bezeichnen.

I want to provide my room in a shared apartment for intermediate rent, because I am going to study abroad for one semester. The room is available from April 1st till the 31st of October (maybe October 15th) and therefore, it is perfect for international students.

The room is located at the ground-floor of the Hildesheimerstraße 248, 30519 Hannover. With 20qm my room is more than sufficiently large and the big windows convey a bright and delightful atmosphere. The room will be furnished. That means, that there are two desks, two comfortable office chairs, one big wardrobe, two shelves, one shelf in the corner and a large bed. These things are free for use. Maybe I can remove some things, but we could discuss some details later.

The flatmates are one student and two apprentices. We have a fully equipped kitchen, two (!!!) bathrooms, one with a bathtub and a washing machine, and a small cellar. Smoking is allowed only in the kitchen.

The traffic connection is really excellent. You walk to the tram station only 1 minute. The trams and the subway is free for students and they go every 2 till 3 minutes. You only need 9 minutes to the city centre, 12 minutes to the university and about 11 minutes to the central station. General speaking, the neighbourhood is really lovely, calm and full of trees.
