Möbliertes 25 qm Gepflegtes WG-Zimmer

I’m looking for someone to take over my room from 1st of August, since I will be done with my Ausbildung.

There are 3 bedrooms + a kitchen room + drying rack room in the apartment. There is also a terrace towards the backyard (shared with the houses around us), but this is connected to the two occupied rooms (you can still reach it via the backyard). Those two rooms are facing the backyard (just fyi).

Your room is a 25 m^2 room with three big windows facing the Schwindstrasse street. The windows come with both thin blinds and thick roll-down shutters (blocks out all light and most noise when fully down), so you can control the amount of light and air coming into the room without sacrificing privacy. Also, the street is not so busy and loud, so you can enjoy your time in the room without being disturbed.

The room also comes with a mirror, desk, chair, three big wardrobes that can fit all your clothes and such), two wall-mounted shelves, a sturdy IKEA bedframe (mattress included), White big Rug, and 2 bedside table/drawer with a reading lamp. There is an additional 350 € charge for the mentioned furnitures and Dishwasher (in kitchen), but considering the furnitures and new Dishwasher, I think it’s a good deal.

The kitchen is in a separate room, and it comes with an electric induction + oven, fridge/freezer, microwave, dishwasher and a washing machine. Dishes and cups are shared as well. There is storage space in the kitchen room and also the connected balcony (for nonperishable foods that can be kept outdoors).

Location

The flat is located super close to public transport: 5 mins walk to Feuerbachstrasse stop (Bus 29), 10 mins walk to the S-bhf West/Südstadt station (Tram 23/24, S bahns), and 15 mins walk to Alois-Link platz (Bus 39/39A).

Also, Bahnstadt is close (by foot 20 mins, by bike 5-10 mins), so you can visit the Gadamerplatz and Luxor quite easily.

For groceries, there is a Tegut near Nansenstrasse stop (Bus 29) (by foot 15 mins) and Aldi/Rewe Center/DM shopping complex (by foot 25 mins, by bike 10 mins).

I’ve never had issues with transport and getting places, even when I didn’t have a bike, and when I got my bike finally, it was so easy to get anywhere.

Online viewing is preferred and just during weekdays. Viewing is only available to those who will take-over the furnitures.

The rent comes out to be:
440 EUR/month for rent
43 EUR/month for water and electricity (no gas)
12.00 EUR/month for internet

One-time payment comes out to be:
480 EUR for deposit
350 EUR for the room furniture (desk, chair, wardrobe, bedframe, wall-mounted shelves, bedside drawer, reading lamp) and the communal dishwasher (it was originally bought by the WG members, and the next tenants paid a part of the cost to the previous tenants).
