Liebe Wohnungssuchenden,
ich suche eine*n Zwischenmieter*in für mein geräumiges Zimmer (28 m**2) in Hötting mit großem Balkon und einem fantastischen Ausblick auf fast ganz Innsbruck ab dem 01. Februar bis 10. April, wobei das Auszugsdatum etwas variabel ist. Als Sahnehäubchen hast Du Zugang zum hausinternen Rooftop-Indoor-Schwimmbad, zu dem auch eine Sauna gehört. Man kann dort also mit Ausblick auf Innsbruck seine Bahnen ziehen oder dampfed zwischen den Saunagängen auf der Dachterrasse den Blick über die Stadt und die Berge schweifen lassen (bzw ein Schneebad nehmen). Die Nordkette ist nicht weit, das Outdoorabeteuer wartet quasi im Garten. Mit der Buslinie J, die direkt am Haus hält, ist man sowohl schnell in der Stadtmitte, wie auch an der Nordkettenbahn. Zudem steht ein Stellplatz in der hauseigenen Tiefgarage bei Bedarf zur Verfügung. Die Miete beträgt 600 € in Monat mit 800 € Kaution. Ich werde vermutlich ein Jahr lang nicht in Innsbruck wohnen, daher kann die Mietdauer auf bis Sommer 2024 verlängert werden, eventuell noch länger. Dein Mitbewohner, mit dem Du Dir Küche und Bad teilen würdest, ist Fabian. Wir halten die Wohnung ordentlich und sauber, allerdings nicht pendantisch. Die Schallisolierung zwischen den beiden Zimmern ist nicht optimal, aber es ist generell eher ruhig im Haus. Eine Party WG ist es definitiv nicht, sondern eher für ruhige Studierende oder Berufstätige geeignet.

I want to sublet my large room from the 1st of February to mid April , whereby the moving-out date is flexible. Please don´t send any requests for a moving-in date after the 15th of July. The room has access to a huge balcony and a marvellous view over most of Innsbruck and the mountains. If this wouldn't be enough, the cherry on the cake is the roof top indoor swimming pool which is only accessible to in-house people. Additionally there is a sauna and a roof terrace. Thus, after coming home from a long day, you can swim while overlooking the scenery of the city and the mountains and take a snowbath above the roofs of Innsbruck in between two sauna sit-ins. Nordkette and its outdoor adventures are in your backyard and the bus line J stops directly in front of the house, which makes them even more accessible. You can get quickly to Nordkettenbahn, but at the same time you're only some few halts away from to the city centre. If you have a car, a garage parking lot is available in the house. The rent is 600 € a month and the deposit is 800 €. Your flat mate would be Fabian, who's from Southtyrol and a very relaxed and friendly roomie, while at the same time, we always keep the common spaces clean and tidy, without being pedantic on this. The room is not ideally sound isolated, but it's quite calm in the house.This is definitely not a party place, but a great housing for calm student or working people.
