Helles und geräumiges WG-Zimmer in Hadern

Die Wohnung liegt in einer ruhigen und grünen Umgebung, direkt neben dem Waldfriedhof und ist nur 4 Gehminuten von der Bushaltestelle Kornwegerstraße (Linie 54) entfernt. Die nächste U-Bahn-Station ist Holzapfelkreuth (U6), die zu Fuß in etwa 12 Minuten oder mit dem Fahrrad in ungefähr 5 Minuten erreichbar ist. Großhadern und das Klinikum Großhadern sind ebenfalls in 15-20 Minuten zu Fuß erreichbar. Dort befinden sich die U-Bahn-Stationen (U6), sowie Rewe, Penny, Rossmann, verschiedene Restaurants, Cafés, Biergarten und mehrere Apotheken. Auf der anderen Seite des Waldfriedhofs, etwa 10 Gehminuten entfernt, gibt es außerdem eine Postfiliale, Edeka und einige weitere Restaurants. Westpark kann man mit dem Fahrrad in 10 Minuten erreichen, was im Sommer genial ist! und in 30 Minuten kann man schon ganz zentral sein.

The apartment is located in a quiet and green area, right next to Waldfriedhof, west side of Munich and is only a 4-minute walk from the Kornwegerstraße bus stop (line 54). The nearest subway station is Holzapfelkreuth (U6), which can be reached on foot in about 12 minutes or by bike in about 5 minutes. Großhadern and Klinikum Großhadern can also be reached on foot in 15-20 minutes. There you will find the subway stations (U6), as well as Rewe, Penny, Rossmann, various restaurants, cafes, Biergarten and several pharmacies. On the other side of the Waldfriedhof, about a 10-minute walk away, there is also a post office, Edeka and a few other restaurants.You can reach Westpark in about 10 mins with the bike, which is great, especially in the summer! You can reach the center in about 30 mins.

Ein bisschen über uns:

Wir sind vor etwa zweieinhalb Jahren in die Wohnung eingezogen.
Jeder hat sein eigenes Zimmer, aber da es in der Wohnung kein Wohnzimmer gibt, würden wir beim zusammen-essen, Spielabende oder einfach chillen, in einem der Zimmern abhängen :)

Emily und Felix bleiben in der Wohnung und sind schon seit ein paar Jahren befreundet. Da wir Freunde sind und nicht nur Mitbewohner, suchen wir eine/n Mitbewohner/in, der/die offen, sympathisch und gesellig ist und ebenfalls Interesse daran hat, ab und zu gemeinsam Zeit zu verbringen (z. B. zusammen kochen, etwas trinken gehen, etc.) und allgemein gut zu uns passt.

Ich (Felix) mach mein Masterstudium und arbeite teilzeit, bin fast vor 5 Jahren nach München gezogen. Unter der Woche geh ich gerne laufen (ich trainiere für den Berlin-Marathon später in September) sowie radfahren und bin immer dabei am Wochenende in den Bergen zu wandern oder einfach in der Stadt was entspanntes machen :)
Ich koche oft und gerne und habe einen Leidenschaft für Kaffee und italienische Küche.

Emily arbeitet bei Swiss Re in der Kommunikationsabteilung, kommt aus England und lebt seit vier Jahren in München. In ihrer Freizeit geht sie gerne spazieren, schwimmen, fährt Ski und erkundet neue Restaurants, Bars und Cafés mit Freunden. Sie reist ebenfalls sehr gerne.

WICHTIG:
- Freunde und Besucher sind natürlich willkommen, jedoch müssen wir Rücksicht auf die Nachbarn im Erdgeschoss nehmen, da sie zwei kleine Kinder haben und wir das Gebäude und den Garten nur mit ihnen teilen. Generell sollten wir nach 22:00 Uhr die Nachtruhe einhalten. Das bedeutet, größere oder lautere Partys sind nur dann mit Absprache mit den Nachbarn unten möglich.

- Falls Du einen Partner/Partnerin hast, bitten wir Dich, hinsichtlich der Häufigkeit der Übernachtung Deiner Partner/in rücksichtsvoll und vernünftig zu sein (z.B. 2-3 mal der Woche), da die WG nicht für Paare geeignet ist.

- Sauberkeit: Putzen und nach dem Kochen abspülen sollte eine Selbstverständlichkeit sein. die Sauberkeit der WG ist uns wichtig.

about us:

Each of us has their own room in the apartment, but since there is no living room in the apartment, we hang out in each others rooms when we're eating together, playing board games or just chilling :)

Emily and Felix are staying in the apartment and have known each other for a few years already and are good friends. Since we are friends, we are looking for a roommate who is open, friendly and sociable and who is also interested in spending time together from time to time (e.g. cooking together, going out for a drink, etc.) and who generally fits in well with us.

I (Felix) am currently doing my masters at the LMU and work part-time, and moved to Munich almost 5 years ago. During the week I like to go running (Im currently training for the Berlin marathon later this year!) as well as cycling and I'm always up to go hiking in the mountains on the weekend or do something relaxed in the city :)
I enjoy cooking and have a passion for coffee and Italian cuisine!

Emily works in the communications department at Swiss Re. She is from England and has lived in Munich for four years. In her free time she enjoys going for walks, swimming, skiing and exploring new restaurants, bars and cafes with friends. She also loves to travel.

Some important things to note:

-Friends and visitors are of course welcome anytime, but we have to be considerate of the neighbours on the ground floor, as they have two small kids and we only share the building and garden with them. In general, we should respect the quiet hours after 10 p.m. This means that larger or louder parties are only possible with the agreement of the neighbours downstairs.

- If you have a partner, we ask you to be considerate and sensible about how often your partner stays overnight, as the shared apartment is not suitable for couples.

- We like to keep the kitchen and the apartment in general clean and tidy and that is important to us, so cleaning and washing up after cooking is something that is expected and should be done regularly.

Emily hat bereits einen Vertrag für das WLAN und Felix bezahlt den Rundfunkbeitrag und die Stromrechnung, wir würden einen neuen Stromvertrag beantragen und würden dann Deinen Namen ebenfalls in den Stromvertrag aufnehmen. Alle diese Kosten werden gleichmäßig aufgeteilt und sind in den Nebenkosten enthalten.
Die Vermieterin möchte Dich vor dem Einzug gerne kennenlernen. Die endgültige Entscheidung liegt bei ihr. Sie wird auch einen neuen Vertrag mit allen drei Namen aufsetzen. Momentan sammelt Emily die Miete am 1. eines jeden Monats ein und zahlt sie direkt an die Vermieterin.

Benni würde ein paar Sachen im Zimmer hinterlassen, die du ihm abkaufen kannst, nämlich ein Bettgestell (ohne Matratze), den Schreibtisch und den Couchtisch. (alles ist in sehr gutem zustand und würde 100€ kosten)

Englisch:

Emily already has a contract for the WiFi and Felix pays for the TV license and the electricity bill which we then divide equally for each month. These costs are included in the utility costs.
The landlady would want to meet with you before moving in, the final decision is ultimately up to her. She will also draw up a new contract with all three of our names. Currently Emily collects the rent on the 1st of every month and pays it directly to the landlord.

Benni would leave some stuff in the room, which you can buy off him, namely the bed frame (without the mattress), the desk and the couch table. (all are in very good condition and would cost 100€)
