Hello!

My name is Yuliia, I am a 27-year old student from Ukraine. I lived at this apartment with my flatmate for over 2 years, and now he is moving out, and 2 rooms (10 and 20 sq. m.) have to be rented out to the new Hauptmieter:in. I am looking for someone who is willing to make a contract for the Hauptmiete together with me or by themselves only, because my income probably won't be enough for that, though the option to live in this flat is sent by god, so I hope it won't be too hard to find YOU! :)

So since both rooms are available, you could either rent two of them, or only one (and we share the cost for the third one or looking later for another person together). But in case if two rooms are rented to one person, the Ablöse increases to 600 EUR, and the Kaution to 750 EUR. (if it's too confusing I can explain more in private :)) Therefore Nebenkosten also depend on how many people will live here but all together right now we pay around 220 EUR for the whole flat.

Also, the small room is not super tiny. I lived in it myself for some time, and there was enough space for a wardrobe, bed, table and chair, and I still had enough space to exercise. It is quite quite because the window faces the inner yard, and could be also quite dark if use thick curtains, so perfect for a deep sleep :)

The apartment is pet-friendly!

Additionally, we have a parking space for bikes in the inner yard, and cell in the cellar, where we could store staff.

Das ist das Beste an diesem Ort, denn die Wohnung befindet sich in unmittelbarer Nähe des Prater-Parks und der Donau, die U2 U-Bahn-Station Messe - Prater ist in 1 min zu Fuß und 1 Station zum Praterstern Bahnhof oder 15 min zu Fuß. U1 Vorgartenstraße ist 7 Minuten zu Fuß.

Viele verschiedene Supermärkte sind zu Fuß erreichbar. Vorgartenmarkt mit Bauernmarkt und kleiner Flohmarkt (Tue und Thu) in 7 Minuten zu Fuß.

15 min. Fahrt nach Angewandte und WU ist in 10-15 Minuten zu Fuß erreichbar.

Und mein Favorit: Wir haben Bäume in der Stuwerstraße, so dass Sie den Schatten und grüne Blätter während der Sommerzeit genießen können.

That's the best about this place, because the apartment is located very close to the Prater park and Danube river, the U2 underground station Messe - Prater is in 1 min. walk and 1 station to Praterstern Bahnhof or 15 min by feet. U1 Vorgartenstraße is 7 min by feet.

Many kinds of different supermarkets are in walking distance. Vorgartenmarkt with farmer’s market and small flea market (Tue and Thu) in 7 min walk.

15 min. ride to Angewandte, and WU is in 10-15 min. of walking distance.

And my favourite: we have trees on Stuwerstraße, so you could enjoy the shadow, and green leaves during the summertime.

In meiner Freizeit, obwohl ich gerne Filme/Serien mit dem Projektor in meinem Zimmer oder im Kinotheater anschauen oder Ausstellungen/Museen besuchen möchte, gehen Sie zu den Live-Konzerten oder treffen Sie mit Freunden. Im Sommer schwimme ich in der Donau. Ich bin offen für Chilling/Kochen/Beobachten von Filmen usw. zusammen, sowie den privaten Raum und die Zeit zu respektieren und erwarten die gleiche Behandlung zurück :)

Wichtig!
Die Wohnung ist ziemlich alt, aber ich weiß es zu schätzen, wenn wir es sauber und ordentlich halten, daher möchte ich einen Reinigungsplan zusammen mit neuen Mietern haben.

I am a student at the University of Applied Arts who receives a scholarship, and also works geringfühig at the theater in Mödling, so when the job and studies are on the total roll, I don't spend much time at home. In my spare time though I like to watch films/series with the projector in my room or in the cinema theatre, or visit exhibitions/museums, go to the live concerts or meeting with friends. At Summer I enjoy swimming in Danube. I am open to chilling/cooking/watching movies etc. together as well as respect the private space and time, and expect the same treatment back :)

Important!
The flat is pretty old but I appreciate if we will keep it clean and tidy, therefore I would like to have a cleaning schedule together with new tenant(s).
