If you're in search of a spacious, quit room our shared apartment might be just what you're looking for. With an approximate size of 24m², the room is located on the third floor of an old building and features parquet flooring. It has two windows facing east and is one of three equally sized bedrooms in the apartment.
Please note the room comes unfurnished (despite the pictures, the room has just not been vacated yet). The rest of the flat, common rooms etc. are furnished.
We are located on the 3rd floor of an old building, which is equivalent to the 4.5th floor without an elevator. It keeps us fit ;)

Das Zimmer ist etwa 24m² groß und ist das Ostzimmer der Wohnung. Es hat zwei hohe Fenster in Richtung Osten. Dadurch, dass sich die Wohnung im 3. Stock Altbau befindet, bekommt man ausreichend Tageslicht. Das Zimmer hat Parkettboden.
Wir halten fest, dass das Zimmer unmöbliert vermietet wird (die Fotos sind nur vor dem Auszug der Vormieters entstanden). Der öffentlichen Bereiche der Wohnung sind voll möbliert.
Es ist eines der drei etwa gleich großen Zimmern der WG im hinteren Teil der Wohnung.
Wir befinden uns im 3. OG Altbau, also realerweise 4.5 Stock ohne Lift. Das hält uns fit ;)
The transportation connections are generally good, with buses 14A, 59A, and 12A running in close proximity (1-3min walk). The U4 Pilgramgasse can be reached in about a 10-minute walk, and the Matzleinsdorferplatz (trams and S-Bahn) in 7 minutes.
The bike route to the city center is easily accessible, and it takes about 10 minutes by bike to get to Karlsplatz/Oper.
The parallel street is Reinprechtsdorferstr., where there are several supermarkets (Billa, Spar, Hofer, Penny, Aycan...) and daily needs stores (dm, bipa, …).

Die Verkehrsanbindung ist prinzipiell gut, die Busse 14A und 59A, sowie 12A verkehren in unmittelbarer Nähe (1-3min Fußweg), in etwa 10min Fußweg erreicht man die U4 Pilgramgasse, in 7min den Matzleinsdorferplatz (Straßenbahnen, und nach Umbau auch wieder S-Bahn).
Die Radroute in die Innenstadt ist gut befahrbar, in etwa 10min ist man mit dem Fahrrad am Karlsplatz/Oper.
Die Parallelstraße ist die Reinprechtsdorferstr. - dort gibt es einige Supermärkte (Billa, Spar, Hofer, Penny, Aycan...)und Geschäfte des täglichen Bedarfs (dm, bipa, ...).
You would live with Simon and Chris!
Simon is 29 years of age and legal council at an airline. On the side he is working on his PhD theses. Originally from Innsbruck, he still likes to spend quite some time there since one of his great passions is hiking and spending his leisure time in the mountains. He is very easy-going and likes to pay good attention to clean surroundings in the WG.
Chris is 30 years old, currently working on his PhD in physics and highly committed but when he finds leisure time it is often invested in hiking, travelling, photography and music. He is passionate for outdoor sports, in particular beach volleyball in summer, spending time on the Donauinsel, watching the sunset with a pint in hand. To get around, he usually takes the bike and will be happy to show you the best routes around town if you are a trying to use your bike more often.
Both of us are more than happy to engage and up for a good time as well. We both believe our crazy party days are over but are open to have a good time now and then :)

The common areas are quite spacious, including a large communal/family room and a shared kitchen (with a dishwasher). The bathroom (with a bathtub and washing machine) and toilet are separate.
We value cleanliness, so leaving dishes piling up in the sink for days is not allowed. If necessary, we will activate a cleaning schedule.
Please note that due to the landlord's regulations, dogs are not allowed.

Our minimum requirements for the new roommate:

We would like to get to know potential roommates in advance through an online meeting or meeting in person if possible. The rental period is possible until the end of the existence of the flat-sharing, if it works out with you as the new tenant. ;)
The "Nebenkosten" include heat and electricity costs, so the price includes all current renting costs.
The notice period upon moving out would be 1 month with the end of the month for the first month, 2 months with the end of the month from the 6th month, and 3 months with the end of the month from the 12th month.
Move-in is possible instantly. :)

Mietdauer ist (wenn es mit dir als neuem Mieter passt) bis zum Ende des Bestehens der WG möglich. ;)
Die Nebenkosten inkludieren Heiz- und Stromkosten, der angezeigte Preis ist also die Miete "warm".
Die Kündigungsfrist bei Auszug wäre mal gedacht für die ersten Monate 1 Monat mit Monatsende, ab dem 6. Monat dann 2 Monate mit Monatsende, und ab dem 12. Monat 3 Monate mit Monatsende.
