2er WG in 100 qm Altbau

Ich suche ein*e, liebe, ruhige und zuverlässige Mitbewohner*in für eine 2er-WG ab März, bei Bedarf auch etwas früher/später.

Wohnung: 100 qm großer, heller Jugendstilaltbau im 2. Stock ohne Lift. Drei große, getrennt begehbare Zimmer, davon eines mit kleinem Balkon, das als Wohnzimmer genutzt werden kann, Küche mit Sitzgelegenheit + Spülmaschine, Badezimmer mit Wanne + Waschmaschine und ein separates WC. Küche und Wohnzimmer gehen nach Westen raus, das/dein privates Zimmer nach Norden mit Blick auf einen Park. Alle Zimmer liegen straßenseitig (gemäßigter Verkehr).

Lage: 5 Minuten zu Fuß von der U1-Station Troststr. am grünen Antonsplatz im 10. Bezirk. In unmittelbarer Nähe gibt es alles, was man für den täglichen Bedarf braucht (Post, Spar, Billa, Hofer, dm...) sowie den Viktor-Adler-Markt, den Tichy Eissalon, das Amalien-Sauna-Bad, einige Kulturräume und auch mehrere Grünflächen und der Wienerbergteich sind zu Fuß bzw. in wenigen Minuten mit dem Rad oder den Öffis erreichbar.
Die Anbindung ist super, von hier ist man schnell überall, z.B. mit der U1 in 6 min am Karlsplatz und in 15 auf der Donauinsel. Ansonsten gibt's noch die Trams 6, 11 und O, den 14A und viele andere Busse in alle Richtungen.

Ich: bin 38 und freischaffend im Bereich Kunst, Kultur und Bildung. Ich mache Performances, Filme, Ausstellungen, gebe Workshops und schreibe für das feministische Magazin die an.schläge. Auch ohne Pandemie arbeite ich oft von zuhause und hab's hier gern gemütlich (eher Brunch oder Filmabend statt Party). Ich koche gern und viel und mache regelmäßig Ausflüge in die Natur. Wohnen mit Kindern ist nichts für mich, Haustiere wären mir sehr willkommen.

Du: bist idealerweise in deinen 30ern oder älter, hast deinen Lebensmittelpunkt in Wien und bist auf der Suche nach einer längerfristigen Wohnsituation. Du schätzt Ordnung aber hast keinen Putzfimmel, rauchst zuhause nicht bzw. nur am Balkon und bist zuverlässig (Kommunikation, Absprachen, Miete etc.).

Corona: nehme ich ernst, nicht zuletzt, da ich zur Risikogruppe gehöre. Daher ist ein entsprechend achtsamer und verantwortungsbewusster Umgang damit innerhalb wie außerhalb der WG Grundvoraussetzung für das Zusammenwohnen.

Kosten: 580 EUR (Miete, Strom, Gas, Internet, Haushaltsversicherung). Kaution: 1.250 EUR. Evtl. Einstieg in den Mietvertrag möglich. Die Hausverwaltung ist super.

I am looking for a nice, quiet and reliable roommate for a 2-person flat share starting in March, if necessary also a little earlier/later.

Apartment: 100 sqm large, bright art nouveau old building on the 2nd floor without elevator. Three large, separately accessible rooms, one of which has a small balcony that can be used as a living room, kitchen with seating + dishwasher, bathroom with tub + washing machine and a separate toilet. Kitchen and living room go out to the west, the/your private room to the north with a view of a park. All rooms face the street (moderate traffic).

Location: 5 minutes walk from the U1 station Troststr. at the green Antonsplatz in the 10th district. In the immediate vicinity there is everything you need for daily needs (post office, Spar, Billa, Hofer, dm...) as well as the Viktor Adler market, the Tichy ice cream parlor, the Amalien sauna bath, several cultural spaces and also several green areas and the Wienerbergteich are within walking distance or a few minutes by bike or public transport.
The connection is great, from here you are quickly everywhere, for example, with the U1 in 6 min at Karlsplatz and in 15 on the Danube Island. Otherwise there are the streetcars 6, 11 and O, the 14A and many other buses in all directions.
