Sunny apartment in Cantianstr from owner / 1 year fixed term

I am looking for a tenant for 1 or 2 years in my apartment located in Cantianstrasse, Prenzlauer Berg. The apartment is on the 4th floor and it faces the street (no elevator in the building). It has two balconies, a large hall, a bathroom with shower-tray and bathtub, a kitchen with cupboards (einbauküche), and two rooms - the dividing wall has been partially removed, creating a large living & sleeping space (ca. 40 sqm). The apartment is furnished (bed, desks, tables, sofa, etc) and equipped with house appliances (e.g., dishwasher, washing machine, microwave, oven, hifi, etc).

The apartment is not suitable for WG, airbnb, or larger families due to the open space, but it is very comfortable for one person or a couple.You could come visit next Saturday or Sunday (23/24 June). Please send me an email about yourself and how long you would like to stay. Ideally you would move in on / after 1 July 2018.

I offer a fixed-term contract: 1 year or 2 years, depending on your preference. After the end of the contract, i will move back to my apartment.

The break-down of costs:
800 € Kaltmiete
299 € Nebenkosten (inkl. heizung & storm)

Not included in rent: internet (23.39 € per month Vodafone Giga). Feel free to cancel or continue with this contract. The modem works and is already set up in the apartment.

Kaution: 2 x kaltmiete (1,600 €)
