In just 1.5 km distance to the BMW-FIZ (or 10 minutes metro ride to the TU and 12 minutes to the LMU, or 19 min to MAN/MTU) is a fully furnished single room incl. Mini kitchen and DSL shared connection (VDSL 250) in a beautiful detached house with gardens in a very quiet private detached house with bicycle parking in the yard and enough free parking right in front of the house free.
Rent and rent possible (at least 5-6 months).

Location/Transportation:

The house is located near the U2 station "Harthof", i.e. only 1 underground station (or a few minutes by bike) from U2 "Am Hart/BMW-FIZ", or only 10-12 minutes by car to the Uni-Stamm buildings of the TUM and LMU.

In the opposite direction (also only 1 subway station) from "Field moching" there is the S-Bahn S1 with which you get to the airport in 25 minutes, as well as approx. The MetroBus 60 is 250 metres from the Olympic shopping centre.

There are also buses 170 and 171 (approximately 19 minutes) nearby (about 400 m) Driving time to MAN and MTU), and in the opposite direction the bus 170 travels in 28 minutes. to the U6 station "Kieferngarten" from where there are only 4 stations (10 minutes) to the "Campus Garching" of the TUM).

Alternatively, you drive 17 minutes by bike to the U6 station "Kieferngarten", and from there four underground stations (10 minutes) to the campus Garching of the TUM.

To get out, the subway takes you to the popular student party city part "Schwabing" (subway station "Münchner Freiheit") or in 13 minutes to the center (main station), and (depending on weekday) to approx. 1 and 2 o'clock and then again from approx. 4:30 a.m. back again (between every night of the night bus N41), and on weekends and before holidays the subways even drive all night in half hour.

On the way to the subway you pass directly to the main shops: Seidl bakery (breakfast from 6 a.m.), Edeka supermarket, Bro's kiosk with DHL post office, gas station, beverage market, savings bank, and only 1 metro station away is Munich's most modern mall MIRA with over 30 shops and a doctor's house

The comfortably equipped Mansarden room leaves nothing to be desired and therefore allows a journey with light luggage, as the most important is already available:
For example, the room has a single bed with 3
Drawers in bed box and mattress, 2 washable anti-allergenic bedcloths & 1 pillows, bedding, 3-door wardrobe with mirror, sophisticated desk (including keyboard and printer extract), ergonomic office chair with armrests, desk lamp, writing pad, recycle rack, bookshelf (actual folder depth), mini kitchen (with sink, etc.)

In addition, there is a network box for the DSL common connection (VDSL-250, flat rate, connection to the computer by means of normal Ehternet network cable and, if necessary, Adapter USB to Ethernet), and a Sat-Dose (F1 plug) to connect a digital sat receiver to our satellite system (Astra), and of course the terrestrial TV/radio reception also works via DVBT2.

The bathroom, which is shared with two roommates, has a window, a modern shower cabin and a towel heater.

In the hall there is a wardrobe, a shoe rack and a screen stand, and there are also many common household appliances (e.g. vacuum cleaner, ironing board, steam iron).

In the basement there is a laundry room with washing machine and tumble dryer (Münzgeräte). In addition, laundry linens are on the covered balcony.

Rent/deposit:

The monthly warm rental is a flat-rate rental including all usual additional costs, such as water and heating (so it cannot come to surprising high additional cost repayments!). In addition, only electricity costs (own room electricity meter) are available, which are on average at about €9 per month.
The deposit is 2 hot rents.

WG life:
---------------
The roommates are young students or student interns, and there are other students/practories in the same house (private house, no connecting house!).

It is possible to join together leisure activities at any time after pleasure and mood (going out, sports, barbecue evenings in summer, etc.).

But whoever needs his rest for learning gets it too, because we are not a chaotic party-WG, especially since many residents here complete an internship semester and therefore have to get out early on working days.

Other:

You can smoke outside at the covered entrance or in the yard/front garden, but not in the house/room.
Animal husbandry is not possible.

Lage/Verkehrsverbindungen:

Das Haus liegt nahe der U2-Station "Harthof", also nur 1 U-Bahn-Station (bzw. wenige Fahrradminuten) von U2 "Am Hart/BMW-FIZ" entfernt, bzw. nur 10-12 Minuten Fahrtzeit zu den Uni-Stammgebäuden der TUM und LMU.

In Gegenrichtung gibt es (ebenfalls nur 1 U-Bahn-Station entfernt) ab "Feldmoching" die S-Bahn S1, mit der man in 25 Minuten zum Flughafen gelangt, sowie ca. 250 m entfernt den MetroBus 60 zum Olympia-Einkaufszentrum.

Außerdem gibt es in der Nähe (ca. 400 m) die Busse 170 und 171 (ca. 19 Min. Fahrtzeit zu MAN und MTU), und in Gegenrichtung fährt der Bus 170 in 28 Min. zur U6-Station "Kieferngarten" von wo aus es nur noch 4 Stationen (10 Min.) zum "Campus Garching" der TUM sind).

Alternativ fährt man 17 Minuten mit dem Fahrrad zur U6-Station "Kieferngarten", und von dort vier U-Bahn-Stationen (10 Minuten) zum Campus Garching der TUM.

Zum Ausgehen bringt Dich die U-Bahn in 9 Fahrtminuten zum beliebten, studentischen Party-Stadtteil "Schwabing" (U-Bahn-Station "Münchner Freiheit") bzw. in 13 Minuten ins Zentrum (Hauptbahnhof), und (je nach Wochentag) bis ca. 1 bzw. 2 Uhr und dann wieder ab ca. 4:30 Uhr auch wieder zurück (dazwischen verkehrt jede Nacht der Nachtbus N41), und an Wochenenden und vor Feiertagen fahren die U-Bahnen sogar die ganze Nacht im Halbstundentakt.

Das komfortabel ausgestattete Mansarden-Zimmer lässt keine Wünsche offen und ermöglicht daher eine Anreise mit leichtem Gepäck, da das Wichtigste bereits vorhanden ist:
So verfügt das Zimmer unter anderem über ein Einzelbett mit 3
Schubladen im Bettkasten und Matratze, 2 waschbare Anti-Allergiker-Bettdecken & 1 Kopfkissen, Bettvorleger, 3-türiger Kleiderschrank mit Spiegel, ausgeklügelter Schreibtisch (u.a. mit Tastatur- und Druckerauszug), ergonomischer Bürostuhl mit Armlehnen, Schreibtischlampe, Schreibunterlage, Papierkorb, Bücherregal (Aktenordner-Tiefe), Miniküche (mit Spüle, 2 Kochplatten, Kühlschrank, Dunstabzugshaube, Hängeschrank, Essgeschirr, Essbesteck), Esstheke mit 2 Klapphockern, usw. - siehe auch Bildunterschriften bei den Fotos.

Außerdem gibt es im Zimmer eine Netzwerkdose für den DSL-Gemeinschaftsanschluss (VDSL-250, Flatrate, Anschluss an den Computer mittels normalem Ehternet-Netzwerkkabel und ggf. Adapter USB auf Ethernet), und eine Sat-Dose (F1-Stecker) zum Anschluss eines digitalen Sat-Receivers an unsere Sat-Anlage (Astra), und natürlich funktioniert auch der terrestrische TV-/Radio-Empfang via DVBT2.

Das Bad, das man sich mit zwei Mitbewohnern teilt, verfügt u.a. über ein Fenster, eine moderne Duschkabine und über einen Handtuchwärmer.

Im Flur stehen eine Garderobe, ein Schuhregal und ein Schirmständer zur Verfügung, und es sind auch schon viele übliche Haushaltsgerätschaften vorhanden (z.B. Staubsauger, Bügelbrett, Dampfbügeleisen).

Im Keller gibt es eine Waschküche mit Waschmaschine und Wäschetrockner (Münzgeräte). Außerdem befinden sich zum Wäschetrocknen Wäscheleinen auf dem überdachten Balkon.

Miete/Kaution:

Die monatliche Warmmiete ist eine Pauschalmiete incl. aller üblichen Nebenkosten, wie z.B. Wasser und Heizung (es kann also nicht zu überraschenden hohen Nebenkosten-Nachzahlungen kommen!). Hinzu kommen nur noch Stromkosten (eigener Zimmer-Stromzähler), die erfahrungsgemäß im Schnitt bei ca.9 € im Monat liegen.
Die Kaution beträgt 2 Warmmieten.

WG-Leben:
-------------------
Die Mitbewohner sind junge Studenten bzw. studentische Praktikanten, und es wohnen weitere Studenten/Praktikanten im gleichen Haus (Privathaus, kein Verbindungshaus!).

Man kann sich jederzeit nach Lust und Laune zwanglos gemeinsamen Freizeitaktivitäten anschließen (Ausgehen, Sport, Grillabende im Sommer, usw.).

Aber wer seine Ruhe zum Lernen braucht, bekommt sie auch, denn wir sind keine chaotische Party-WG, zumal viele Bewohner hier ein Praktikumssemester absolvieren und deshalb Werktags früh raus müssen.

Verschiedenes:

Geraucht werden kann draußen beim überdachten Hauseingang oder im Hof/Vorgarten, nicht aber im Haus/Zimmer.
Tierhaltung ist nicht möglich.
