1 Zimmer mit 22 qm in einer 3-Bewohner-WG (insgesamt 90qm) m Dachgeschoss (3.Stock, 3rd floor) eines Mehrfamilienhauses.
Die erste Mieterin des Zimmers ist im Sommer 2020 nach 3 Jahren wegen Ende des Studiums ausgezogen. Die jetzige Mieterin hat zum 31.12. die Stadt gewechselt.
Große und hochwertige Einbauküche (alles Markengeräte, Ceranfeld direkt bedienbar ohne Knöpfe, Komfort-Backofen in Sichthöhe, Geschirrspüler, große Kühl-Gefrier-Kombi).

Mitbewohner sind 2 Studenten in höheren Semestern.
Die Wohnung hat insgesamt 3 Zimmer, die Allgemein-Räume (Bad, Küche und Flur) sind geräumig. Es sind 88 qm Gesamtgröße in der 3. Etage (kein Aufzug, no lift).
Ein eigener abschließbarer WG-Keller ist vorhanden (ebenfalls geräumig, also Fahrräder sicher).
Das WG-Zimmer hat ca. 22 qm (etwas mehr als 4 x 5 m). Die Fotos zeigen die Wohnung und einen Teil der Zimmermöbel. Alle Zimmer sind ähnlich (durchgehendes hochwertiges Laminat in Fliesenoptik, ein paar leichte Schrägen, Teppichboden in jeansblau, an den Wänden ist stylische Ornament-Tapete).
Die kleine Küche ist hochwertig eingerichtet mit Einbauküche und Geschirrspülmaschine (2-3 Sitzplätze mit Tisch).
Die Wohnung wurde im Herbst 2015 saniert.
Alle Fussböden wurden neu gemacht, Fliesen und Teppich wurden neu verlegt.
Fenster (Küche/Badezimmer) wurden in 2015 neu verglast.
Alle Zimmer wurden neu tapeziert und gemalt (2013 und später nach Bedarf).
Heizung ist auf Fernwärme-Basis..
Die Einbauküche wurde im Herbst 2015 von den ehemaligen WG-Mietern neu gekauft.
Eine Münz-Waschmaschine steht auf der gleichen Ebene, ein grosser Trockenboden ist über der Wohnung.
Insgesamt sind noch an Abstand für die hochwertige Einbauküche und Geschirrspüler zu bezahlen: 250 Euro (laut Abschreibungstabelle).
Die Zahlung des Abstands ist für den vorherigen Mieter, der Vermieter handelt nur im Auftrag.
Der Wertverlust für den Küchen-Grossgeräte-Abstand hält sich erfahrungsgemäß in Grenzen - einen Großteil ihrer Abstandszahlung bekommen die Mieter am Ende der Mietzeit von ihren Nachmietern wieder (bei entsprechend schonendem Umgang mit den Geräten und der Küche).

If you like to rent the room only for an limited internship or master thesis at AWI or other organisations, we must change the normally unlimited rental contract into a scheduled one (duration for example 5 or 6 months). The rental fee has then to be paid in advance for the whole rental period.
A small advantage: if the rental contract time is limited the deposit will be smaller as for our unlimited rental contracts.
You also have to pay for a share of the kitchen furniture and electronics, like all other tenants. If you cancel the contract and leave the flat you will get back more or less 80-90% of your share from the next tenant (depending on the optical and functional condition of the kitchen when you leave them).
