We would have a room with 16m2 on the ground floor.
The house was originally used as a two-family house with two superimposed apartments. Both equally cut with own kitchen, living room, parent bedroom, smaller children's bedroom and bathroom.
For a sensible 4 WG, the kitchen and living room were reworked from the last WG to bedrooms. Therefore, 3 of the WG bedrooms are located in the OG and one in the EC. The small children's rooms are just shared for storage.
Bathroom with sink, toilet, shower and bathtub can be found in both floors.
On the ground floor, living room and kitchen are ready for shared use.
The kitchen is spacious for shared use (stove, oven, refrigerator, dishwasher, microwave, rice cooker, hot air fryer, contact grill).
In the basement there is a washing machine available and the large heating cellar is great for laundry drying.
The large garden of the house is available to us in full.
Wir hätten ein Zimmer mit 16m² im Erdgeschoss anzubieten.
Das Haus wurde ursprünglich als Zweifamilienhaus mit zwei übereinanderliegenden Wohnungen genutzt. Beide gleich geschnitten mit eigener Küche, Wohnzimmer, Elternschlafzimmer, kleinerem Kinderschlafzimmer und Badezimmer.
Für eine sinnvolle 4er-WG wurden von der letzten WG die Küche und das Wohnzimmer im Obergeschoss zu Schlafzimmern umfunktioniert. Daher befinden sich 3 der WG-Schlafzimmer im OG und eines im EG. Die kleinen Kinderzimmer werden gerade gemeinschaftlich zur Lagerung verwendet.
In beiden Geschossen finden sich Badezimmer mit Waschbecken, Klo, Dusche und Badewanne.
Im Erdgeschoss stehen Wohnzimmer und Küche zur gemeinsamen Nutzung bereit.
Die Küche ist großzügig für die gemeinsame Nutzung eingerichtet (Herd, Ofen, Kühlschrank, Spülmaschine, Mikrowelle, Reiskocher, Heißluftfritteuse, Kontaktgrill).
Im Keller steht eine Waschmaschine zur Verfügung und der große Heizkeller eignet sich super zum Wäschetrocknen.
Der große Garten des Hauses steht uns in vollem Umfang zur Verfügung.
The train station with connection to the S2 and Regio trains is easily reachable on foot in 20 minutes, by bike in about 5 minutes. With the S2 you reach the Ostbahnhof from here in 20 minutes.
For car drivers, the A94 is just 3 minutes away.
At the point of shopping is 500m away a Norma and the village is distributed an Aldi, Kaufland, DM, Müller, Rewe and Penny.
In the neighboring town, right behind the A94 you can also find a Lidl.
This covers almost all major markets.
Der Bahnhof mit Anschluss an die S2 und Regio-Bahnen ist gemütlich zu Fuß in 20 Minuten erreichbar, per Fahrrad in ca 5 Minuten. Mit der S2 erreicht man den Ostbahnhof von hier in 20 Minuten.
Für Autofahrer ist die A94 gerade einmal 3 Minuten entfernt.
Im Punkt Einkaufsmöglichkeiten liegt 500m entfernt ein Norma und durch die Ortschaft verteilt finden sich ein Aldi, Kaufland, DM, Müller, Rewe und Penny.
Im Nachbarort, direkt hinter der A94 findet man auch direkt noch einen Lidl.
Damit sind so ziemlich alle größeren Märkte abgedeckt.

Wir sind zwei Freunde aus Schulzeiten die jetzt zusammenziehen.
Severin: 28 Jahre alt, Systemadmin für die LMU und habe bereits das letzte Jahr mit einer WG im Haus gewohnt. Ich backe gerne und bin ein großer Film-Nerd also eigentlich immer für Filmeabende zu haben. Ansonsten fressen meine Cosplay-Projekte sehr viel Zeit.
Benedikt: 28 Jahre, mache irgendwas mit LKWs, zocke viel am PC und heize gerne ne Feuerschale im Garten an. Komme Ursprünglich aus Trudering, trinke gelegentlich ein Bierchen im Flex, wenn ich meinen Fettarsch dazu motiviert bekomme und feiere das Summerbreeze.
