51 qm möblierte 2-Zimmer- Wohnung (Bad ist separat, die Küche ist allerdings im geräumigen Wohnzimmer integriert) im 2. OG eines Charlottenburger Altbaus am Spanndauer Damm, in unmittelbarer Nähe des Westends.
Hinter dem Schlafzimmer ist außerdem noch eine kleine Kammer, die als begehbarer Kleiderschrank und Abstellraum nutzbar ist (Regale und Garderobestangen sind angebracht).
Es gibt eine Kaffeemaschine, eine komplette Küchenausstattung inkl. Mikrowelle und Spülmaschine, einziges Manko ist, dass der Kühlschrank kein Gefrierfach hat. Außerdem ist ein TV mit integriertem DVD-Player sowie eine Waschmaschine vorhanden.
Die Wohnung wäre ab dem 30.05.2016 beziehbar und soll möglichst langfristig vermietet werden.
Rauchen oder Haustiere in der Wohnung sind nicht erlaubt.
Die Vermieterin verlangt einen Mietpreis von 900 EUR (warm) im Monat, dieser ist nicht verhandelbar (es kommt allerdings auch nicht zu Nebenkostennachzahlungen, da diese in Pauschalen bzw. der "Grundmiete" abgegolten werden).
Die Vermieterin bietet einen fairen, weil unbefristeten Mietvertrag, was bei möblierten Wohnungen oftmals nicht angeboten wird (Stichwort: Eigenbedarfseinräumung).

51 square meters furnished 2 room + bathroom apartment (kitchen is located in the spacious living room) in Berlin-Charlottenburg. Additionally, behind the bedroom there's a small chamber that acts as a walk-in closet / storage room.
In regard to furniture etc. all the basics are covered. There's e.g. a TV with built-in DVD player, stove, oven, coffee maker, microwave, dish washer, washing machine, fridge (without a freezer / freezing compartment though !) , electric kettle.
Rent is non-negotiable at 900 EUR (warm) as it is what the landlord wants (there are no hidden additional/running costs though).
The apartment is available starting May 30th, 2016. The landlady strongly prefers long-term tenants, so definite stays for just a few months will probably not go forward since she doesn't want that.
No smoking, no pets.
You would get an indefinite contract (oftentimes not the case with furnished apartments) with the standard legal period of notice (approx. 3 months).

Obwohl die Wohnung beinahe direkt an der recht vielbefahrenen Straße liegt, merkt man davon in der Wohnung nichts. Sowohl Verkehrslärm als auch Geräuschbelästigungen etc. durch Nachbarn o.ä. konnte ich in den letzten 20 Monaten hier nicht feststellen.
Die Erreichbarkeit von öffentlichen Verkehrsmitteln ist hevorragend. Der S-Bahnhof Westend mit Zugang zur Ringbahn ist fußläufig in 5 Minuten erreichbar. Eine Bushaltestelle für die Buslinie M 45 in 1-2 Minuten, eine für die Buslinie 139 in 1-3 Minuten und der Kaiserdamm, mit dortigem Zugang zur U2 in 8-10 Minuten.
Ein Lidl ist in unter 5 min zu erreichen, ein Aldi und ein großer Kaisers in ca. 8 min. Eine Reinigung für Hemden usw. ebenfalls 5 min.
Direkt gegenüber gibt es einen Friseur, ein asiatisches Restaurant, ein italienisches Restaurant sowie einen Kiosk (der an den man auch Pakete liefern lassen kann).

It s really close to public transportation like bus lines M45 and 139 (1-3 minutes), “S-Bahnhof Westend”(5 minutes) with access to S 41 and 42 (Ringbahn) and the U2 subway station Kaiserdamm is approx. 8-10 minutes away by foot.
Supermarkets / grocery stores and some restaurants are either in immediate vicinity or close-by (all within walking distance.

Wer die Deutsche Telekom als Internetanbieter wählt, kann VDSL 50 (50 MBIT down , theoretisch 10 MBIT up, de facto aber idR zw. 6 und 7 MBIT) als Tarif wählen.
Bei Interesse bitte ich darum, ausnahmslos einen Termin mit mir telefonisch / per SMS o.ä. abzustimmen, möglich sind diese wochentags von 17h30 bis 19h30 (Ausnahme sind der 12. und 13. Mai an denen keine Besichtigung stattfinden kann; frühere Termine sind wochentags nicht möglich. Sollte es parallel verschiedene Anfragen geben, behalte ich mir vor, falls es sich nicht vermeiden lässt, mehreren Leuten auf einmal die Wohnung zu zeigen. Unter Umständen lassen sich auch anderweitige Termine vereinbaren.

If you are interested in seeing the flat please contact me on my phone to make an appointment. You can take a look at the property during weekdays between 17:30 and 19:30 (5:30 pm till 7:30 pm). Exceptions are May 12th and 13th, where no appointments are going to take place. A look at the flat outside of that time frame is generally possible but will be the exception.
Living there is surprisingly quiet since you do not notice at all that you live close to the traffic on “Spandauer Damm”. In the 20 months I have been living here there have also been no issues whatsoever like noisy / problematic neighbors, for example.
If you choose “Deutsche Telekom” as your provider you can get an internet connection of up to VDSL 50 (50 MBIT download / 10 Mbit Upload [usually somewhat lower around 6 to 7 ish'] ).
