Gemütliche 2ZKB Wohnung in Berlin Moabit

Ich suche ab dem 15.8. bzw. 1.9. einen Nachmieter für meine gemütliche 2 Zimmer Wohnung (61m^2) in Berlin Moabit.

Die Wohnung befindet sich im 1. OG im Vorderhaus eines Mehrfamilienhauses. Die Wohnung besteht aus einer Küche mit Einbauküche (inkl. Kühlschrank, E-Herd mit Ceranfeld, Spülmaschine, und Waschmaschine - gegen Ablösezahlung, siehe unten), einem Bad mit Badewanne, und zwei Zimmern, die beide von einem großzügigen Flur abgehen. Das eine Zimmer ist etwas kleiner (ca. 13m^2) und liegt zum Hinterhof, das große Zimmer (ca. 25m^2) liegt zur Straße und hat einen schmalen Balkon (reicht zum drauf stehen oder im Winter einen Kasten Bier raus zustellen ;-)). In der Wohnung liegt Laminat und im Bad Fliesen, die Wände sind weiß gestrichen. Zur Wohnung gehört außerdem ein Kellerabteil und im Hinterhof kann man Fahrräder abstellen. PKW Parkplätze gibt es meistens vor dem Haus.

Die Gesamtmiete (warm, also inkl. Heizkosten und Warmwasser über die Zentralheizung, aber ohne Strom) beträgt 565€ pro Monat.

Die Wohnung eignet sich für eine 2er WG, noch besser aber für eine Einzelperson, die z.B. ab und zu das kleine Zimmer an Erasmus Studenten, Praktikanten, oder über AirBnB untervermieten will (da ich alle Möbel im kleinen Zimmer drin lassen möchte (siehe unten), ist das Zimmer schon ein perfekt eingerichtetes Gästezimmer).

Haustiere sind generell erlaubt; ich wohne hier selbst mit zwei Katzen.

Die Nachbarschaft ist sehr gemischt, also im Haus wohnen sowohl Familien mit Kindern, ältere Leute, und jetzt immer mehr Studenten. Der Vermieter ist sehr umgänglich und kümmert sich auch immer sofort falls mal ein Problem auftreten sollte.

Moabit ist grade am Anfang der Gentrifizierung, unten im Haus befindet sich ein Atelier und es gibt immer mehr vegetarische und vegane Restaurants in der Umgebung. Die Wohnung befindet sich in der Nähe (ca. 5min zu Fuß) der Haltestellen Westhafen (Ringbahn S41/S42 und U9) und Birkenstraße (U9), ist also sehr gut an den öffentlichen Nahverkehr angebunden. Außerdem gibt es fußläufig einen Penny und ein großes Edeka Center sowie einige Bäckereien.

WICHTIG: Ich möchte die Wohnung teilmöbliert abgeben für eine Ablösezahlung von 770€ VB. Darin enthalten sind: Einbauküche inkl. Kühlschrank, E-Herd mit Ceranfeld, Dunstabzugshaube, Spülmaschine, Waschmaschine, Regale und Schränke; großer Pax Kleiderschrank im Flur; alle Möbel im kleinen Zimmer (also Hochbett mit Matratze, Sofa, Schreibtisch, kleines Regal); Regal im Bad; Schlafsofa, Wohnzimmertisch und Schrank im großen Zimmer, und einige andere Kleinigkeiten.

Bitte nur aussagekräftige Anfragen, also inkl. Anzahl der Personen, Alter, Beruf, mögliches Einzugsdatum, und ob die Übernahme der genannten Möbel ok ist.
Gewünscht sind berufstätige und solvente Mieter, oder Studenten, vorzugsweise mit Bürgschaft der Eltern. Am schnellsten gibt es die neue Wohnung, wenn die üblichen Unterlagen (Einkommensnachweise, Schufa (request now) , Mietschuldenfreiheitsbescheinigung, etc.) schon vorliegen.

I'm looking for someone to take over my 2 bedroom apartment (61m^2) in Berlin Moabit starting August 15th or September 1st.

The apartment is on the first floor and includes a kitchen (with appliances, see below), a bathroom with bathtub, and 2 rooms, a smaller one (about 13m^2) and a bigger one (about 25m^2) with a small balcony. A cellar room is also part of the deal.

The rent (incl. heating and warm water, but not electricity) is 565€ per month.

The apartment works for two people as the rooms have separate entrances, but since one room is pretty small, it is even better suited for one person who wants to occasionally sublet the smaller room to erasmus students, interns, or via airbnb. The small room is fully furnished (see below), so it's already a perfect guest room.

Pets are generally allowed, I'm living here with two cats myself.

The neighbors include families with kids, old people, and lately more and more students. The landlord is nice and quick to help if there are any issues.

Moabit is a part of Berlin that is at the beginning of the gentrification process: there is an art studio downstairs and more and more vegetarian and vegan restaurants in the area. The apartment is close to the S- and U-Bahn stops Westhafen (S41/S42 ring and U9) as well as Birkenstraße (U9) and there is a Penny supermarket as well as a large Edeka center and some bakeries close by.

IMPORTANT: I want to leave a lot of furniture in the apartment, for which I would need 770€ from you. The furniture includes: the kitchen with a fridge, stove, dishwasher, and washing machine; all the furniture in the small room, i.e. the loft bed with mattress, the couch, the table, and the small shelf; the big closet in the entrance area; the couch, small table, and closet in the big room, as well as some other things.

When you contact me, please include some information about yourself, e.g. how many people would be moving in, your age, occupation, when you want to move in, and if you are willing to take over the above mentioned furniture. The landlord is looking for employed tenants or students, preferably with a loan guarantee from their parents or something. The fastest way into your new home is if you have all the necessary paper work (e.g. proof of income, etc.) readily available.
