SUBLET 2 ROOM FLAT for 1200€ as of MAY for 1 YEAR+

Hi friendly folks,
I will be out of town for 1 year (maybe longer) and thus want to trustingly sublet my beloved 2 room flat situated in one of the nicest and most central neighbourhoods of Berlin as of now (commencing in May) for a total of 1200 € per month, everything included.

facts & figures
- 62 m² flat in Berliner Altbau (Lychener Straße, 10437 Berlin)
- high ceilings, wooden floor and bourgeoise cornices
- very much daylight (second floor)
- 1 small room of 20 m² with french balcony (with planting pots on it)
- 1 big room of 25 m²
- both rooms, kitchen, bathroom and hallway are fully furnished and equipped (kettle, dishes, cutlery, cooking pots, sauce pans, etc.)
- all appliances installed and ready to be used (fridge, washing machine, oven/stove, vacuum cleaner, dish washer, iron, hair dryer…)
- internet connection 60 Mbps, eco-electricity provider
- freshly painted walls
- lots of storage space in the hallway
- heating and warm water have been working very efficiently and reliably since I moved in
- empty cellar-piece for more storage space
- planted inner courtyard garden can be used for calm recreation
- quiet, friendly and well acquainted neighbours in the house
- ideal connection to public transport, parks, bars/restaurants, cultural spots

my favourite sub tenant
- a very responsible, polite, clean &, tidy, sustainably oriented person
- only strictly non-smokers who don't indulge in any form of legal or illegal drug (ab)use (getting drunk included) except for tea and coffee and coke/sugar ;-)
- no pets
- no children (I am sorry for that)
- no sub-subletting
- no being noisy or otherwise inconsiderate to neighbours (no house-parties, music turned down to low volume or headphones :-))
- no nationalism or "healthy patriotism", chauvinism, conservatism, fascism, sexism, racism

formalities
- Schufa (request now) , Mietschuldenfreiheitsbescheinigung, last 3 pay slips / working contract, Haftpflicht und Hausratversicherung (insurance)
- deposit is 2 month rent: 2400€
- note: the rent is based on the last year's responsible consuption of electricity and hot/cold water of two people. It might change due to the current geopolitical situation and personal consumtion behaviour
