i) Die Wohnung liegt im Dachgeschoss mit einem sehr schönen Süd-Ost-Balkon, der dazu einlädt im Sommer draußen zu frühstücken oder Abend zu essen. Sie hat 1,5 Zimmer und ist sehr gut geschnitten. Auf dem Papier hat sie 45 Quadratmeter, doch aufgrund der Dachschrägen ist die nutzbare Fläche >50 Quadratmeter.
ii) Das Schlafzimmer ist geräumig, gemacht für ein großes Doppelbett und einen Wandschrank. Zudem gibt es noch Platz für einen kleinen Schreibtisch.
iii) Das Badezimmer ist in einem top Zustand mit einer Dusche, einem Waschbecken, einem WC, einer Waschmaschine und einem Regal.
iv) Die Küche / das Wohnzimmer sind ein Raum. Doch aufgrund einer Gaube ist die Küche räumlich etwas abgetrennt, sodass der Raum die Bezeichnung 1.5 Räume auf jeden Fall verdient. Die Küche / das Wohnzimmer bietet Platz für einen großen Esstisch, ein Sofa, einen Liegestuhl, einen Schreibtisch und mehrere Regale.
v) Der Keller bietet reichlich Stauraum, z.B. für Fahrräder, Möbel, etc. Er ist trocken und beleuchtet.

Please see in the section “Sonstiges” ("Miscellaneous") that some furniture/electrical devices are to be bought as well.
i) The flat is an attic with a very nice balcony, which is ideal for breakfast or dinner. It has 1,5 rooms. On paper it is 45 square meters but practically more than 50 square meters are usable.
ii) The bedroom is quite large, ideal for a big double bed and a cupboard, while there’s also space for a desk.
iii) The bathroom contains i.a. a washing machine.
iv) The kitchen and the living room are in one space but they are somewhat separated. There’s more than enough space for e.g. a big sofa, a dining table, a smaller table etc.
v) The cellar offers a lot of storage space, e.g. for bicycles, furniture. It is dry and has access to electricity.
Man kann es nicht anders sagen: Die Lage ist Top!
1. Die Bergerstraße mit Kneipen, Läden und häufig auch Festen ist nur ca. 300m zu Fuß entfernt.
2. Die Zeil (Haupteinkaufsstraße Frankfurts) mit etlichen weiteren Einkaufsläden, Fitnessstudio, etc. ist nur ca. 500m entfernt.
3. Grün ist direkt vor der Haustür. Sein es 50m bis zur Friedberger Anlage (du kannst hier mehrere Kilometer durchs Grün um ganz Frankfurt spazieren), 300m bis zum Bethmannpark oder 300m bis zum Zoo. Sie können super joggen gehen, z.B. zum Main, zum EZB Park... Wie gesagt, die Lage ist Top.
4. Ob Merianplatz oder Konstablerwache, die U-Bahn und S-Bahn ist nur 300-500m entfernt.
5. Schule, Kita, etc., alles fußläufig erreichbar.
6. Supermärkte: Suchen Sie es Ihnen aus, wo Sie hingehen möchten. Rewe, Aldi, Netto, Penny... whatever you want in 300-800m

1. Bergerstraße (with bars, shops and often also parties) is about 300m away
2. Zeil (Frankfurt’s main shopping street) is only about 500m away
3. Only a stone’s throw away from green, be it Friedberger Anlage (50m), Bethmannpark (300m) or the zoo (300m). Again, the location is amazing and offers you the chance for very nice alternatives for running.
4. Either Merianplatz or Konstablerwache, U-Bahn and S-Bahn are 300-500m away.
5. School, kindergarden also nearby
6. Supermarkets: Rewe, Aldi, Netto, Penny... whatever you want in 300-800m

Die Wohnung wurde unrenoviert übernommen und wird daher unrenoviert übergeben.
