Die Wohnung ist insgesamt 47 qm groß (2 Zimmer + geräumige Küche + Bad + Flur) und zusätzlich einen Kellerraum. Küche und Bad sind gefliest, die anderen beiden Zimmer und der Flur mit Laminat. Die Küche ist vollends ausgestattet und wird auch so übergeben: Herd inkl. Backofen, Mikrowelle, Kühlschrank mit Gefrierfach, Spül- und Waschmaschine. Alles ist zudem in einem sehr guten Zustand.
Das Badezimmer ist mit Badewanne, WC, Waschbecken, großem Spiegelschrank und hat ein Fenster.
Badezimmer und Küche liegen zur Straße (einer ruhigen Sackgasse), die beiden weiteren Zimmer zum Garten, bzw. Ihnenhof des Hauses. In dieser Sackgasse gibt es auch immer Möglichkeiten kostenlos zu parken. Einzelne Möbel wie Küchentisch, Bett, Lattenrost, Matratze, Schreibtisch, 2 Sofa, mehrere Regale, 2 Spiegel und ein Kleiderständer sollen für insgesamt 200 € übernommen werden.
Es gibt eine Staffelmiete mit einer Erhöhung zum April 2023 (510€ auf 530€ pro Monat). Zudem gibt es eine Mindestmietdauer von 3 Jahren im Mietvertrag, allerdings kann man aus dem Vertrag heraus, wenn man einen Nachmieter findet.

The apartment is 47 sqm in total (2 rooms + spacious kitchen + bathroom + corridor) and there is also a cellar in the basement. Kitchen and bathroom are tiled, the floors in the other two rooms and the corridor are laminated. The kitchen is fully equipped and will also be handed over in such a way: stove with an oven, microwave, refrigerator with freezer, dishwasher and washing machine. Everything is in very good condition.
The bathroom is equipped with bathtub, toilet, sink, large mirrored cabinet. There is also a window.
Bathroom and kitchen are facing the quiet little street, the other two rooms are facing the garden. In the street there are also always possibilities to park for free. Individual furniture such as kitchen table, bed with the frame, mattress, desk, 2 sofas, several shelves, 2 mirrors and a clothes rack are to be taken over for a total of 200 €.

Von der Haltestelle Fuldaer Straße ist man mit der Bahnlinie 1 in 4 Minuten an der Technischen Hochschule, in 6 Minuten am Bahnhof Messe/Deutz und in 12 Minuten in der Innenstadt (Neumarkt).

From the stop Fuldaer Str. you can reach the TH in 4 minutes by train line 1, the station Messe/Deutz is 6 minutes away and the city center (Neumarkt) is 12 minutes away.
The apartment is located in a quiet area and there are several stores such as Edeka, Penny, Norma, 2 pharmacies, restaurants, pizzas and döner shops are in the immediate vicinity and quickly reachable by walking.
It is 9 minutes walk to the large park Merheimer Heide . There is also a swimming pool within only 6 minutes of walk.
