Helle Neubauwohnung, *vollmöbliert*, 2 ZKB+Balkon, 12/21 Monate

Aufgrund eines längeren Auslandsaufenthalts biete ich meine Wohnung am westlichen Rand von Leipzig-Reudnitz ab 15.08. zur Zwischenmiete an (Untervermietung), zunächst für 12 Monate, später evtl. verlängerbar auf bis zu 21 Monate. Die genaue Mietdauer (ob volle 12 Monate oder evtl. etwas kürzer) wäre Verhandlungssache.

WOHNUNG. Die Wohnung befindet sich in einem schönen Mietshauskomplex aus den 1990er Jahren mit viel Grün im Innenhof. 1. Etage, erreichbar über Laubengang. Etagenaufzug. Großes helles Wohnzimmer mit Blick nach Süden (!), Schlafzimmer, Küche, Bad (Tageslicht), Flur, insges. 57 qm Wohnfläche. Energieausweis liegt vor, die Wohnung ist neu, gut isoliert, hat doppelverglaste Fenster etc. Einbauküche, Badewanne mit Duschfunktion, großzügiger und sonniger Balkon. Die beiden Zimmer haben pflegeleichte Laminatböden.

EINRICHTUNG. Ich werde die Wohnung *mitsamt allen Möbeln, Geräten, und voller Ausstattung* vermieten. Alles, was 1-2 Personen zum Leben brauchen, ist da, insbesondere:
- Einbauküche mit Kühlschrank, Herd, Backofen
- Mikrowelle
- Waschmaschine (in der Küche!)
- Geschirr, Küchenutensilien etc. etc.
- Bett (für 1 Person; könnte nötigenfalls noch gegen Queen-Size-Bett ausgetauscht werden)
- Bettwäsche
- Kleiderschrank, Kommoden
- Werkzeug für alle möglichen Zwecke
- Balkon-Liegestuhl
- Ledersofa mit Schlaffunktion und Staukasten (!)
- Bücherregale (werden auf Wunsch vor Abreise beräumt)
- Esstisch, 2 Polsterstühle
- Schreibtischarbeitsplatz mit großem LCD-Computermonitor, Lautsprechern, Scanner, Büromaterialien (hier wäre zur Nutzung nur der eigene Laptop-Computer noch mitzubringen)
- Hochwertiger Bürostuhl, gut für den Rücken
- Staubsauger
- Bügeleisen, Bügelbrett
- etc. etc.

INTERNET/TELEFON. Optimalerweise würde Zwischenmieter/in meinen Primacom-Vertrag für die Zeit der Zwischenmiete übernehmen (Flatrate, schnelles DSL, gut für Netflix in HD, WLAN-Router, inkl. Telefonflatrate, ca. 30 €/Monat zusätzlich).

PARKGELEGENHEITEN. Duplex-Tiefgaragenstellplatz inklusive.

FAHRRAD. Mit eingeschlossen ist die Benutzung meines 6 Monate jungen Herrenfahrrads (Trekking, schwarz) mit Nabendynamo inkl. U-Schloss, Anschaffungspreis ca. 450 €. Ein Fahrradabstellraum befindet sich im Erdgeschoss.

MIETE. Kaltmiete inkl. Mobiliar u. Tiefgaragenstellplatz 410 € + Nebenkosten i.H.v. 135 € + Pauschale für Strom und Internet/Telefon i.H.v. 70 € = 615 €

KAUTION. 750 €. Was abhanden kommt oder kaputt geht, wäre gleichwertig zu ersetzen, alternativ der Zeitwert zu entrichten (falls z.B. das Rad gestohlen werden sollte...)

BESICHTIGUNG ist nach Absprache fast jederzeit möglich.

Due to an extended stay abroad, I am going to rent out my apartment on the western border of Leipzig-Reudnitz from August 15 for a limited term (sublease), for 12 months in the first instance, but conditional on certain circumstances, the contract could be prolonged for another 9 months. The precise duration of lease (whether 12 months or maybe somewhat shorter) is open to negotiation.

APARTMENT. The apartment is situated in a beautiful apartment complex constructed in the 1990s, with lots of trees and bushes in the courtyard. 1st floor above ground. Elevator. Spacious bright living room, outlook southward (!), bedroom, kitchen, bathroom with window, small hallway, 57 square meters of living area overall. Proof of low energy consumption (Energieausweis) available, the apartment is new, well isolated, double-pane windows etc. Comes with built-in kitchen cabinets, counters and appliances, bath tub with showering function, spacious and sunny balcony. Both rooms have easy-care laminate floors.

FURNITURE. I am going to sublet the apartment *all furniture and appliances included and with full equipment*. Whatever 1-2 persons need for living is available, especially:
- ready-to-use kitchen with cabinets, counters, appliances; stove, oven
- microwave oven
- laundry machine (in kitchen!)
- pots, dishes, kitchen utensils, etc. etc.
- bed for 1 person (could be exchanged with a queen-size bed, if necessary)
- bed sheets, linen etc.
- closet and drawers
- tools for all kinds of purposes
- outdoor armchair/lounger for balcony
- leather sofa with bed function and storage drawer (!)
- book shelves (can be emptied before my departure, if desired)
- table, 2 upholstered chairs
- office workspace with desk, big lcd computer monitor, speakers, scanner, office utensils (just bring your own laptop pc)
- pricey office chair (good for your back)
- vacuum cleaner
- iron, ironing board
- etc. etc.

INTERNET/PHONE. Optimally, the tenant would take over my internet plan with Primacom for the duration of the sublease (flatrate, fast DSL, suitable for Netflix in HD, wifi router, incl. phone flat rate, approx. 30 €/month on top).

PARKING. A duplex parking spot in the complex’s underground parking lot forms part of the lease.

BIKE. Use of my 6 month old bicycle (men’s design, trekking bike, black) with hub generator and U-lock, price when bought approx. € 450. A bike storage room is situated on the ground-level.

RENT. 410 € for apartment, furniture and parking spot + 135 € utilities + 70 € lump sum for power and internet/phone = 615 €

SECURITY DEPOSIT. 750 €. In case of loss or damage to property, an equivalent replacement item will be owed, or an amount of money that will cover the time value of the lost/damaged item.
