Die Wohnung ist aktuell für ein Pärchen ausgelegt, kann aber mit einem Bett im Arbeitszimmer und einem Schreibtisch im Schlafzimmer für eine WG gestaltet werden. Wir sind da offen und flexibel und können auch dementsprechend Möbel wo anders unterbringen.

Die gut gelegene Wohnung befindet sich in einer Wohngegend, im 1. Stock einer Doppelhaushälfte.
Momentan besteht sie aus einem Schlafzimmer, einem Arbeitszimmer (was zu einem weiteren Schlafzimmer umfunktioniert werden kann) und einen Schreibtischt, einem Wohnzimmer mit Balkon und Blick ins Grüne und einer großen Küche. Die Einbauküche wurde vor ca. 2 Jahren neu gekauft, genauso wie der große Kühlschrank. Im Wohnzimmer befindet sich ein moderner Crosstrainer, der auch erst ca. 2 Jahre alt ist. Es befinden sich auch 2 Klaviere (eines davon ist ein E-Piano) in der Wohnung, also auch ideal für jemanden, der gerne Klavier spielt. Das Bad ist großzügig und hat ein Fenster. Alle Zimmer sind vom zentralen Flur aus erreichbar.

Die Wohnung hat auch einen Balkon mit E-Grill, einer Markise, und der Blick in die angrenzenden, gepflegten Gärten.
Zur Wohnung gehört auch ein Waschkeller mit Waschmaschine und Trockner.

Die Gegend ist ruhig, mit vielen Wohnhäusern. Einkaufsmöglichkeiten sind gleich um die Ecke. Zur U3, S1 und Tram20 sind es nur 7min zu Fuß. Innerhalb von 10min mit dem Fahrrad ist man am OEZ.

Haustiere sind nicht erwünscht.

Wir suchen ein bis zwei Personen (Pärchen oder 2er-WG), das vom 1.7.2023 bis 31.07.2024 gerne zur Untermiete in unsere schöne Wohnung einzieht, während wir in den Niederlanden ein Auslandsjahr verbringen. Eine Erlaubnis für die Untervermietung von unserer Vermieterin liegt vor. Die Miete der Wohnung beinhalt alle anfallenden Kosten (Kaltmiete, Nebenkosten, Internet, Strom, GEZ).

The flat is currently designed for a couple, but can be arranged for a shared flat with a bed in the study and a desk in the bedroom. We are open and flexible and can accommodate furniture elsewhere accordingly.

The well-located flat is in a residential area, on the 1st floor of a semi-detached house.
At the moment it consists of a bedroom, a study (which can be converted into another bedroom) and a desk, a living room with a balcony and a view of the countryside and a large kitchen. The fitted kitchen was bought new about 2 years ago, as was the large refrigerator. There is a modern cross trainer in the living room, which is also only about 2 years old. There are also 2 pianos (one of which is an electric piano) in the flat, so also ideal for someone who likes to play the piano. The bathroom is spacious and has a window. All rooms are accessible from the central hallway.

The flat also has a balcony with an electric barbecue, an awning, and a view of the adjacent, well-tended gardens.
The flat also has a laundry room with washing machine and dryer.

The area is quiet, with many residential houses. Shopping facilities are just around the corner. The U3, S1 and Tram20 are only a 7min walk away. Within 10min by bike you can reach the OEZ.

Pets are not welcome.

We are looking for one or two people (couple or sharing for 2) who would like to move into our beautiful flat for subletting from 1.7.2023 to 31.07.2024 while we spend a year abroad in the Netherlands. Permission for subletting from our landlady is available. The rent for the flat includes all costs (rent, utilities, internet, electricity, GEZ).
