schöne Altbauwohnung WS 24 sucht Katzenliebhaber*in

Da ich von Ende September bis Ende März ins Ausland gehe, vermiete ich die Wohnung, wo ich derzeit lebe. Gleich vorab: meine Katze kann ich leider nicht mit ins Ausland nehmen, wodurch ich auch eine Person suche, die in der Zeit Liebe und Aufmerksamkeit meiner Katze Lilly schenkt. Falls du dir vorstellen kannst, ein halbes Jahr Katzenelternteil zu werden, lies gerne weiter :)) Mehr über meine Katze bei "Sonstiges".

Das Einziehdatum für euch ist insofern flexibel, da du/ihr entweder ab Anfang September einziehen kannst/könnt bis spätestens Ende September. Im September würde ich noch in Wien sein, wodurch wir eventuell kurz miteinander wohnen würden. Die Miete wäre für September somit natürlich etwas weniger.
Die Wohnung wird entweder bis Ende Februar vermietet, da im März dann Renovierungsarbeiten in der Wohnung vorgenommen werden, solange ich noch im Ausland bin, oder bis Ende März, wenn keine Renovierungsarbeiten im März durchgenommen werden. Vielleicht finden wir hier ja einen guten Kompromiss, je nachdem was dir/euch vorschlägt:)

Alsooo - es handelt sich um eine Altauwohnung mit ca. 90 Quadratmeter, zwei große Zimmer (ca. 20qm), ein mittelgroßes Zimmer (ca. 12qm) und ein kleines Zimmer (ca. 7qm). Das kleine Zimmer steht euch leider nicht zur Verfügung, da ich hier mein Bett stehen lassen würde und meine Sachen lagern würde. Es kann aber als Durchgangszimmer zum Bad, sowie bei Bedarf als Gästezimmer genutzt werden. Eventeull würde ich zu Weihnachten nach Wien kommen, wo ich dieses kleine Zimmer auch benützten würde, solange das für dich/euch okay ist. Sonst finde ich auch andere Unterkünfte finden, damit du/ihr die Wohnung für dich/euch hast/habt, ich würde mich aber natürlich freuen, bei Lilly vorbeizuschauen, wenn ich zu Besuch in Wien bin.
Das erste große Zimmer eigent sich als Wohn/- und Esszimmer. Es ist vom Vorzimmer aus zu erreichen und von dort sind die zwei Schlafzimmer separat voneinander begehbar. Das zweite groß Zimmer würde sich als Schlafzimmer eignen, es hat einen Zugang zum Badezimmer. Außerdem befindet sicj in dem Zimmer ein großer Einbauschrank. Er ist zwar nicht der modernste, bietet aber Unmengen an Stauraum, was super praktisch ist:)
Das mittelgroße Zimmer ist auch vom Wohnzimmer aus begehbar, hat aber keinen direkten Zugang zum Bad. Das Bad kann durch das kleine Zimmer erreicht werden. Somit ist euch auch getrennt begehbar, falls die Wohnung als WG genutzt wird.
Außerdem gibt es ein kleines Bad, eine geräumige, schöne Küche, und einen Eingangsbereich mit einem großen Einbaukasten mit noch mehr Stauraum.
Ich bin fein damit, wenn die ganze Wohnung an eine Person vermietet wird, an ein Pärchen oder wenn sich eine WG für das Semester findet!

Die Wohnung wird teilmöbeliert vermietet. Welche Möbel genau in der Wohnung bleiben, wird persönlich abgeklärt. Sicher in der Wohnung bleiben ein Bett und eine Kommode in meinem kleinen Zimmer, ein weiteres Bett das genutzt werden kann (1,40m), das Feuteuil, ein Schreibtisch mit Sessel, ein Kasten und eine Kommode. Weiteres können nach Belieben zwei weitere Schreibtische, die Couch, ein weiteres Bett (1,40m) und ein kleines Regal übernommen werden, wenn die nicht gewünscht sind, können diese Möbel auch entfernt werden. Der Esstisch und Sessel bleiben leider nicht in der Wohnung. Es kann der großer Schreibtisch jedoch als Esstisch benützt werden.
Da die Wohnung größtenteils südseitig (Wohnzimmer und beide Schlafzimmer) ausgerichtet ist, ist sie super hell und auch im Winter scheint die Sonne durch die Fenster :) dafür ein kleiner Nachteil: die Fenster gehen auf die Währingerstraße (Straße mit Straßenbahnen, etwas Verkehr, ...), wodurch die Wohnung nicht die ruhigste ist. Ich habe mich aber definitiv nach einiger Zeit daran gewöhnt.

Fast in der ganzen Wohnung befindet sich ein alter, schöner Fischgretenparkett, der teilweise ein wenig knarrt.
Die Küche ist groß, relativ neu und bietet alles, was du brauchst. Dafür ist das Bad eher schlicht und kleiner (Badewanne, Waschbecken und Ablagemöglichkeiten). Das Klo befindet sich getrennt vom Bad, was ganz praktisch ist :)

As I am going abroad from the end of September to the end of March, I am renting out the apartment where I currently live. First of all: unfortunately I cannot take my cat with me abroad, so I am also looking for a person who will give my cat Lilly love and attention during this time. The move-in date for you is flexible, as you can either move in from the beginning of September until the end of September at the latest. I would still be in Vienna in September, so we could possibly live together for a short time. The rent for September would of course be a little less.
The apartment will either be rented until the end of February, as renovation work will be carried out in the apartment in March while I am still abroad, or until the end of March if no renovation work is carried out in March. Maybe we can find a good compromise here, depending on what you/they suggest :)

It is an old apartment with approx. 90 square meters, two large rooms (approx. 20sqm), a medium-sized room (approx. 12sqm) and a small room (approx. 7sqm). Unfortunately, the small room is not available to you, as I would leave my bed here and store my things. However, it can be used as a connecting room to the bathroom and as a guest room if required. I might come to Vienna for Christmas, where I would also use this small room, as long as it is okay for you. Otherwise I can find other accommodation so that you can have the apartment to yourselves, but I would of course be happy to look in on Lilly when I am visiting Vienna.

The first large room is suitable as a living/dining room. It can be reached from the anteroom and from there the two bedrooms can be accessed separately. The second large room would be suitable as a bedroom and has access to the bathroom. There is also a large built-in wardrobe in the room. It may not be the most modern, but it offers tons of storage space, which is super practical :)
The medium-sized room is also accessible from the living room, but does not have direct access to the bathroom. The bathroom can be accessed through the small room. This means you can also access it separately if the apartment is used as a shared flat.
There is also a small bathroom, a spacious, beautiful kitchen and an entrance area with a large built-in cupboard with even more storage space.
I am fine with the whole apartment being rented out to one person, a couple or if a flat share is found for the semester!

The apartment is rented partially furnished. Exactly which furniture will remain in the apartment will be clarified in person. A bed and a chest of drawers in my small room, another bed that can be used (1.40m), the feuteuil, a desk with armchair, a box and a chest of drawers will certainly remain in the apartment. Furthermore, two more desks, the couch, another bed (1.40m) and a small shelf can be taken over at will, if these are not desired, this furniture can also be removed. Unfortunately, the dining table and armchair will not remain in the apartment. However, the large desk can be used as a dining table.
Since the apartment is mostly south-facing (living room and both bedrooms), it is super bright and even in winter the sun shines through the windows :) but a small disadvantage: the windows face Währingerstraße (street with streetcars, some traffic, ...), which makes the apartment not the quietest. But I definitely got used to it after a while.

There is an old, beautiful parquet floor in almost the entire apartment, which creaks a little in places.
The kitchen is large, relatively new and has everything you need. The bathroom is rather simple and smaller (bathtub, washbasin and storage facilities). The toilet is separate from the bathroom, which is quite practical :)
